$36 Million Aspen Mansion Undergoes Significant Price Chop After Spending More Than a Year on the Market

It a real estate rarity to find a home that feels both opulent and cozy, yet that is exactly what buyers will discover at an extraordinary dwelling nestled on a stunning 17-acre plot in Aspen, CO.

As it turns out, the combination of over-the-top luxury and true serenity does not come cheap; even after the mansion in question underwent a significant price cut, taking its ask from $36 million to $33.75 million.

Located in the lavish neighborhood of Woody Creek, just 15 minutes' drive from downtown Aspen, the deeply private estate was designed by acclaimed architect Robert Trown and boasts more than 12,000 square feet of living space.

The dwelling, which last changed hands in 2021, when it sold for $19.75 million, was initially listed in May 2024 and proceeded to linger on the market for more than a year before being relisted for the much lower sum of $33.75 million at the end of October of this year.

Despite the chop, the home is still among the 30 most expensive dwellings currently listed in Colorado, according to Realtor.com®.

Its price history mirrors shifts in Aspen’s ultra-luxury market, where limited inventory and soaring demand continue to drive record sales.

But there’s another reason this estate stands out, even in one of the most elite markets in the country. 

“It’s one of the last of its kind; new home construction size restrictions in our building codes ensure that this 12,000-plus-square-foot sanctuary is a rare ownership opportunity in the Aspen area,” says listing agent Michael Shea of The Shea Team, Aspen Snowmass Sotheby's International Realty.

Recent regulations now cap new construction properties at 9,250 square feet, with further reductions under discussion, which in the future will make homes of this scale nearly impossible to replicate.

That sense of rarity extends to the design itself, and the home reflects Trown’s signature style with its soaring ceilings, reclaimed natural materials, and large, light-filled spaces that merge effortlessly with the outdoors. 

“Trown is known for designing refined mountain homes that blend contemporary elegance with timeless, natural materials,” says Shea. “This particular property appealed to our sellers because of the privacy it has afforded their family, and we expect that will likely be the case for the next owners as well.”

Each of the home’s six en-suite bedrooms opens to private outdoor spaces, many of which come with expansive mountain views. Both the great room and living room open onto a stone patio that overlooks a private pond and the Elk Mountain Range, which includes several 14,000-foot peaks.
