In 2011, a devoted fan of contemporary design selected one of Las Vegas' most exclusive suburbs to serve as the site of an extraordinary custom-built abode—a modern marvel that rises from the stark desert landscape like a shimmering optical illusion, framed by red-rock mountains.

More than a decade later, the 8,244-square-foot residence remains a shining example of contemporary brilliance, thanks in large part to the owner's incredible eye for detail and his dedication to creating a dwelling that would not only stand the test of time but also offer a one-of-a-kind experience to anyone who walks through its doors.

Now on the market for $11.25 million, the enormous property, which is located in a luxurious gated community in Summerlin, NV, is seeking a new steward with an equal devotion to the art of design and craftsmanship.

“He’s a perfectionist. Details were important to him,” explains listing agent Ivan Sher of IS Luxury, who described the three-story home as “a true Zen masterpiece.” “I haven’t seen anything like it. He wanted a home that wasn’t like other homes.”

Working with Las Vegas architect Eric Strain of Assemblage Studio, the seller brought his dream design to life on a .52-acre lot.

From the outside, you can immediately tell this is not your average listing, despite being tucked into the guard-gated community of The Ridges. Here, residents enjoy access to the Amara golf course.  

“It’s in Summerlin, which at one point was the largest master-plan community in the United States,” says Sher. “Amenities include an incredible clubhouse that’s being built, a fitness center, everything you’d expect in a homeowners association, a country-club lifestyle.

“The most dramatic thing about the house is the exterior of that second floor, where it’s encased,” Sher adds. When the sun hits it just right, it glows. After dusk, it carves out unique shadows.

Marble, granite, and natural stone also help catapult this home into luxury status. The six bedrooms are split between the lower and upper levels. The primary suite presents a sanctuary space inspired by a meditation garden.  

Ascending the spiral stairwell between the main and lower levels is another design angle presented by the wood paneling.

“It almost looks like a tree trunk, and it feels like a tree trunk when you’re going down as well,” says Sher.

A large rooftop deck overlooks the golf course and offers a comfortable space to relax at no matter the season, thanks to a fire feature, built-in bar, and lush greenery.

“It’s really beautiful,” says Sher.

Throughout the home, in fact, there’s a strong connection with nature, from the rooftop deck with its unmatched view to the floor-to-ceiling windows inside that frame the desert setting.

Walking through the rooms, just past a heavy, thick front door that Sher says resembles a bookcase, and into the grand foyer, with its soaring ceiling and stone floor, you'll glimpse even more luxury design you won’t find in many other homes.

This includes the chandelier in the grand foyer. It is adorned with 1,000 lightbulbs that look like tiny balloons gathered in a bundle.

“It’s an actual art piece, and it stays with the home,” says Sher.

Also on this level are the living room, dining area, and kitchen. The lower level features a wine cellar, bar, media room, and two bedrooms.

Upstairs are the primary suite and another bedroom. In keeping with the theme of the property, the primary bedroom area is "very Zen," Sher says.

"It’s a little darker in its colors for that moody feel. The bathroom has the dark river rocks running through it, a lot of teak wood, and it’s got a great organic feel.”

Designed for a buyer who likes to entertain around food, the kitchen is equipped with an island, top-of-the-line appliances, custom countertops, and a seamless flow into the great room.

An entertainer’s paradise is also outside, with an infinity-edge pool, a reflection pool, and a meditation space anchored by a floating Buddha.

“This is not your average ‘big, white box,’” says Sher. “This is [for] somebody who likes to entertain and really appreciates fine architecture.”

The new buyer would be the second owner.

“The current owner thought they’d be spending more time in Las Vegas, but that turned out to not be the case,” says Sher.

While the buyer might already be living in Vegas, it’s not very likely, based on current homebuying trends. In recent years, Summerlin has attracted buyers from coastal areas along the West Coast, including Southern California, as real estate prices, as well as taxes, are priced lower in Nevada.

“Let’s not rule out Washington. With the new tax structure in Washington, a lot of the wealthy are leaving the state. They’re actually pushing the wealthy out,” says Sher.
