‘Elevated’ Hudson Valley Farmhouse Designed To ‘Frame’ Its Beautiful Surroundings Hits the Market for $3.1 Million

A beautiful Hudson Valley farmhouse that was designed as a means of amplifying the beauty of its surrounding landscape has been brought to the market in upstate New York for $3.14 million.

The impeccably curated abode at 110 Mansfield Road in Hillsdale looks instantly worthy of a feature in a high-end design magazine—perhaps because it was designed by a man who once dictated how those pages were filled.

Peter Yates, an Australian now based in New York whose career has included high-profile design roles at Conde Nast and Hearst, is not only the mastermind behind the conception of the farmhouse, he is also the person listing it, having pivoted his career to real estate at Four Seasons Sotheby's International Realty.

With four bedrooms, four bathrooms, and nearly 12 acres of pristine Hudson Valley farmland, the home is packed with high-end finishes. But its greatest asset is something less tangible: the feeling that it's always belonged there.

It was a key priority for Yates, who approached the project less as a conventional modern farmhouse and more as a contemporary interpretation of Hudson Valley architecture informed by the Australian tradition of designing in partnership with the landscape.

"I wasn't interested in designing a house that looked beautiful sitting on the land," says Yates. "I wanted to create one that simply felt inevitable—as though, over time, the landscape had decided that was exactly where it belonged."

That philosophy shaped nearly every aspect of the home's design. Rather than competing with the surrounding farmland, the architecture relies on restrained forms, natural materials, and expansive walls of sliding glass.

"The landscape should always be the hero," says Yates. "The architecture's job is simply to frame it."

Inside, the home balances understated luxury with thoughtful craftsmanship. A soaring 20-foot vaulted great room is anchored by a chestnut marble wood-burning fireplace beneath a dramatic 5-foot-diameter minimalist chandelier.

Matching chestnut marble reappears at the cocktail bar on the opposite end of the room, tying together the two main gathering spaces.

Enormous walls of windows turn the outside world into an evolving work of art, slowly shifting throughout the day as the sun moves across the sky.

The kitchen features custom walnut cabinetry handcrafted by a Brooklyn cabinetmaker, integrated appliances, a massive travertine island, and a walk-through butler's pantry. A separate mudroom and family entrance connect directly to the rear porch, while the formal entry creates a striking first impression.

Luxury continues into the private spaces, where each bedroom suite incorporates custom Calacatta Violetta marble, and a primary suite includes a walk-in closet as well as an oversized shower and a pedestal soaking tub. 

"I wanted to use materials that would look even better 20 years from now than they do today," Yates says.

Outside, the property remains deeply connected to its agricultural roots.

"You're surrounded by real farms, historic barns, and open fields," says Yates. "That's becoming increasingly rare."

Despite its secluded setting, the home is just minutes from the village of Hillsdale, with Great Barrington, Hudson, the Harlem Valley Rail Trail, Tanglewood, and Jacob's Pillow all within easy reach.

For Yates, however, the property's greatest achievement can't be measured in square footage or finishes.

"You can build another beautiful house," he says, "but it's very difficult to re-create the relationship this home has with its landscape."
