Allentown residents should prepare for a crisp start to autumn in the Keystone state.

The Old Farmer’s Almanac predicts that Pennsylvania will experience a cooler and drier fall than usual in 2025. That means more chilly days, fewer heavy rainstorms, and a classic Northeastern foliage season.

At the same time, Allentown is on the rise as a real estate destination. ZIP code 18104 ranked No. 16 on the Realtor.com®  list of 2025 Hottest ZIP Codes of 2025, showing just how strong buyer demand has become in this Lehigh Valley city.

Pennsylvania forecast: early chill, less rain

Pennsylvania will be “cool and dry” before the winter months hit, according to the Almanac’s Fall Forecast 2025 State Breakdown. Same goes for the broader Northeast, as September is slated to average 59°F — about 2 degrees below normal — with 3.5 inches of rainfall. Conditions will alternate between scattered showers, sunny breaks, and brief warm spells before a cooler close to the month.

By October, the average temperature drops to 46°F, about 3 degrees below normal, with only 2.5 inches of rain for the Northeast. The reduced rainfall could enhance fall foliage across the state, allowing leaves to hold their color longer. For Allentown, that means bright leaf displays and crisp air for fall activities, all while avoiding the soggy stretches of past autumns.

Compared with other regions, Pennsylvania’s outlook diverges sharply. While the South braces for warmth and storms, the Northeast can expect a steadier transition into autumn’s chill.

Allentown’s real estate market heats up

Allentown’s housing market is moving at a remarkable pace. Homes in ZIP 18104 sold in just 24 days on average, over a month faster than the U.S. norm. Listings attracted 2.9× more views per property than the typical home nationwide.

The median listing price in Allentown was $433,000, nearly in line with the U.S. median of $441,000 . That price point strikes a balance — competitive enough to draw buyers, yet still more affordable than many Northeast metros.

Nearby markets on the Top 50 list, such as Lancaster, PA (No. 25, $512,000 median) and Palmyra, PA (No. 27, $371,000 median), highlight Pennsylvania’s strong presence in this year’s rankings.

September Home Prep for a Smooth Season

With cooler weather on the horizon, September is the right time for Allentown homeowners to prepare their homes for both fall and winter.

Ryan Williams of 128 Plumbing, Heating, Cooling & Electric advises checking walkways for cracks and repairing them before icy weather makes them hazardous. Chris Granger of Sears Home Services recommends pressure washing siding, both to freshen up and to identify areas needing repair. And Lindsey Pasieka of ConsumerSafety.org stresses that chimney cleaning is a must before lighting the first fire of the season.
