Bravo legend Andy Cohen has slashed the price of his remarkable New York City condo by $2 million—six months after he first put the property on the market for $14 million.

In September, the 56-year-old enlisted fellow reality TV star and close friend Ryan Serhant to help him find a buyer for the sprawling Manhattan property.

Cohen has spent the past 21 years turning the duplex into his “dream home,” having bought up four separate apartment units that he combined to create the enormous West Village wonderland that exists today.

When it was put on the market, the home attracted plenty of attention, made numerous headlines, and prompted many to ask why the reality TV icon would ever want to part ways with such a special abode, which Serhant himself described as “one of one.”

At 3,500 square feet, the home is a far cry from the average Manhattan apartment—but size is not the only thing that makes this property stand out.

Despite having held on to the property for two decades, Cohen revealed that he made the decision to put it on the market because he wanted to find a home that offered outdoor space—something he found when he purchased another home in the West Village for $18 million.

“Outdoor space was the decision! I always have coveted outdoor space,” Cohen revealed to People magazine.

However, he also wanted to remain in the same neighborhood, which is notoriously short on homes of the size and type that Cohen was looking for. So, when he found a home that fit his criteria, he felt he had no choice but to seize it.

“There is a dearth of inventory in the West Village with outdoor space,” Cohen said. “So when I found something that was meaningful enough for me to leave my dream apartment … that’s what it took.”

However, it seems as though Cohen’s beloved home is struggling to attract a buyer because the 56-year-old has been forced to drop his asking price to $12 million.

The apartment offers three bedrooms, a nanny suite, a steam room, wood-burning fireplaces, and a custom-built bar area.

So unique and alluring are the interior design touches that Serhant, founder of Serhant and star of “Owning Manhattan,” admitted that he all but begged his friend to allow him to list the home when the time came for him to sell.

“The first time I ever walked into Andy’s apartment, I said, ‘Whenever you are willing to part with this, even if I have to pull it from your grip, please let me know. Because it’s a one of one,” Serhant told the New York Times, which broke the news about the sale.

“It’s one of those treasures that you wait your whole career for, to find something like this that you get to bring to market and sell,” he said.

Although Cohen is leaving behind plenty of history when he moves out of the home, he isn’t going far.

The “Watch What Happens Live” host has already snapped up another West Village perch mere minutes away for $18 million. The draw? The one element his current unit lacks: terraces and outdoor space.

Along with a 3,000-square-foot interior, his new apartment offers an amazing 2,000-square-foot terrace.

That’s not to say that leaving his home of more than two decades—where he has lived for the past few years with son Benjamin, 5, and daughter Lucy, 2—will be easy, particularly because it was custom-designed for Cohen.

According to reports, Cohen collaborated with architect Gordon Kahn to combine the original units he’d purchased plus an additional two studio units into one grand duplex. His spread also has spectacular views of two iconic Manhattan landmarks, the Empire State Building and the Chrysler Building.

Color dominates many rooms, from the blues and greens in the living areas to the cobalt blue bespoke cabinets in the kitchen. There’s also a lacquer-red powder room entry and a royal purple rug on the floor of the primary suite.

Cohen’s chic dwelling boasts amenities found in very few other New York City apartments. Those rarities include wood-burning fireplaces, a steam room, and ample closets, along with three storage units.

Serhant was extremely impressed with the property and begged his pal to allow him to list the home while he gushed about its features.

But the most stunning aspect of the home just might be the custom staircase made from walnut, steel, and glass, designed by Kahn.
