Cape Cod Mansion Next to the Kennedy Family’s Storied Hyannis Port Compound Gets $4.3 Million Price Chop
An enormous Cape Cod compound that sits just a few feet away from the Kennedy family's iconic Hyannis Port estate has undergone a $4.3 million price chop—more than a year after it first hit the market.
The sprawling property, which is made up of a seven-bedroom main house and a six-bedroom guesthouse, is located on a rare 3-acre waterfront lot in the tony Massachusetts community and comes complete with 500 feet of private beachfront.
However, despite boasting an illustrious history—and some very well-known neighbors—the compound has struggled to sell, having initially been offered for $19.8 million, when it was listed with just the main house.
That listing was removed in February of this year, only for the property to be put back on the market in July with the much higher price of $25.8 million and the sizable guesthouse included in the offering.
Now, that compound has undergone a significant reduction in price, returning to the market Nov. 24 with a new listing agent, Paul Grover of Berkshire Hathaway HomeServices Robert Paul Properties, and a new ask of $21.5 million.

"A rare and extraordinary offering, this iconic beachfront estate stands as one of the finest properties on all of Cape Cod," the latest description crows.
Built in 1914, the dwelling is located in one of the most exclusive and highly sought after communities in Barnstable County, MA, where it is not only neighbors with the Kennedy compound, but also a stunning property that was once owned by chart-topper Taylor Swift.
Known as "Port View," the property last traded hands in 1999, when the current sellers purchased it for $6 million. They have since poured more than $5 million into upgrading the property, adding a seawall and installing new oversized windows to ensure that the spectacular views can be enjoyed from almost every room.
Designed by the Olmstead brothers, the beautifully landscaped lot also features an in-ground pool, hot tub, and firepit.
In addition, the home features a sprawling stretch of land that is known as the "wedding lawn," thanks to its suitability for hosting outdoor events, particularly during the summer months.
There are many communal living spaces to be found within the home, which appears to have been designed specifically with entertaining in mind, from the large "light-filled kitchen" to the wood-paneled study, which features its own wet bar.
One of the most impressive features of the home is its spectacular views, which can be enjoyed from every space inside the property, according to the listing.

"Immediately upon entering the main residence, unobstructed vistas take center stage and continue throughout each room," it states.
"From every vantage point across the property, mesmerizing views of Nantucket Sound, Hyannis Port Harbor, and Great Island provide a backdrop of unsurpassed natural beauty."
Much like the Kennedy compound, the property has been designed to house several generations—as well as live-in staff, with the main house offering seven bedrooms, including a "luxurious primary suite," while the guesthouse has four bedrooms and two apartments.
The guesthouse also features a newly updated kitchen, meaning it can be used as an independent home, if the new owner desires.
Many other impressive hot spots are also located just a short distance from the compound, including the local beach and yacht clubs, as well as several travel hubs.
"This inimitable legacy estate is steps from the West Beach Club and Hyannis Port Yacht Club, with Cape Cod's best golf courses, deep-water marinas, Cape Cod Gateway Airport, and ferry service to Martha's Vineyard and Nantucket just minutes away," the listing continues.
Adding to the home's allure is the fact that dwellings in Hyannis Port are so rarely put on the market—particularly those that boast such impressive water frontage, or such spectacular views out over the Nantucket Sound.

There are just five homes in the town currently listed on Realtor.com®, two of which are already pending sale—a $1.1 million cottage and a $1.43 million newly built property, neither of which offer water frontage.
Perhaps, then, it is no surprise that the compound is hailed in its description as "one of the most iconic estates on the Eastern Seaboard," with its impressive history rivaled by only a handful of properties—including the Kennedy family's own Hyannis Port home, which became known as the "Summer White House" during John F. Kennedy's presidency.
It was at the Cape Cod retreat that JFK planned his presidential campaign in summer 1960, and it was there that his wife, Jacqueline Kennedy, retreated to after he was assassinated in 1963 at the age of 46.
Hyannis Port would be where Jacqueline crafted the image of Kennedy's presidency as "Camelot" in the wake of his death, taking inspiration from his favorite Broadway musical and telling the media in her first official interview after his death: "Don’t let it be forgot, that for one brief, shining moment there was Camelot."
The home had been the site of many happy vacations for John and Jacqueline—and it went on to serve as a much-needed retreat for other family members over the years, becoming the site of an annual Fourth of July reunion.
Each year, dozens of extended Kennedy family members—from Robert F. Kennedy's daughter Kerry and her children with ex-husband Andrew Cuomo to Maria Shriver's daughter Katherine Schwarzenegger and her actor husband, Chris Pratt—gather at the property to celebrate the holiday.
Traditionally, images from Kennedy family gatherings were shared with the media, offering a glimpse of the dynasty's lavish lifestyle. Today, those same glimpses are posted on social media—particularly, images from the famed July Fourth celebrations.
