"When I put a listing presentation together, I like to have a lot of data," explains the executive director of luxury estates at Nourmand & Associates in Beverly Hills.

"I like to have good video content to show the owners I'm very creative but also know the market really well because this is my hood, and I have the little nickname 'Queen of the Flats,' so I need to show them why."

Maize, a former wealth management executive who pivoted to property, has a staggering $3.5 billion in career sales. She has become a trusted adviser to celebrities, investors, and entertainment industry executives due to her expertise in complex, high net worth transactions.

Her client roster includes some of Hollywood's most discerning residents, including Dr. Phil. She once rented out his home for an eye-watering $100,000 a month.

"Clearing out your house is very important before you sell it, or lease it, or list it. It really enables a potential buyer or tenant to be able to really see the house. So, less is more. You want everything out there, and this is one way to do that," she says.
