The Old Farmer’s Almanac has issued its Fall 2025 forecast, and Ohio homeowners should get ready for a brisk season.

Fairfield, located near Cincinnati, is expected to see cooler-than-normal temperatures and lighter rainfall—ideal for autumn foliage but a reminder to get homes winter-ready.

Meanwhile, the city’s housing market is gaining national attention, with one of its ZIP codes ranked among Top 50 Hottest ZIP Codes of 2025, according to Realtor.com.

Ohio forecast: crisp, cool, and drier than normal

The Almanac’s state forecast puts Ohio firmly in the “cool and dry” category when it comes to fall weather this year.

For the Ohio Valley region, September is predicted to average 68°F with 2 inches of rain—1 inch below normal. October will dip further, averaging 56°F with another 2 inches of rain, also below usual levels. Expect warm early stretches, a cool-down mid-October, and a mild finish to the month, with alternating periods of sunshine and showers.

This aligns with broader Midwest conditions, where Illinois, Indiana, and Kentucky are also forecasted to run cooler and drier than average, in contrast to warmer autumns in the South and West.

Fairfield among America’s hottest ZIP codes

Fairfield’s real estate market is running hot. ZIP code 45014 ranked No. 43 on the Realtor.com list of the Hottest ZIP Codes of 2025. Homes here carried a median list price of $240,000, attracted 2.7× more views per listing than the national average, and sold in just 33 days.

Other Ohio markets also made the list, underscoring strong statewide demand. Strongsville (ZIP 44149), near Cleveland, ranked No. 6 nationally with a $423,000 median and 25-day average. Mansfield (ZIP 44904) and Ashland (ZIP 44805) came in at No. 34 and No. 37, respectively, while Canton (ZIP 44718) landed at No. 39. Together, these results show that affordability and buyer urgency are fueling activity across Ohio.

September To-Dos for Fairfield Homeowners

With crisp weather ahead, September is the perfect time for Fairfield homeowners to complete seasonal upkeep. The Realtor.com September home maintenance checklist provides practical guidance to make the most out of the last seasonable days out of doors.

Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric, warns against waiting too long on outdoor repairs. “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident”.

Chris Granger, vice president of Sears Home Services, emphasizes siding care. “September is a great time to use a pressure washer to clean it up—and inspect for more serious problems before winter comes”.

Other smart projects include sealing windows to reduce drafts, sweeping chimneys to lower fire risks, and replacing HVAC filters to keep heating systems efficient.
