A breathtaking mansion has hit the market in Pacific Palisades, CA, for $39.5 million, making it the most expensive home currently for sale in the exclusive enclave.

The 1.41-acre property, at 525 Spoleto Drive, is situated on a rare triple lot with stunning views of the Pacific Ocean. 

The 12,000-square-foot compound—which the listing notes comes along "once in a generation"—is made up of two separate houses, and a full remodel of the property was completed this year.

The five-bedroom main residence is approximately 7,000 square feet, and features a two-story entryway, paneled living room, and a formal dining room.

It has a large gourmet kitchen with an adjacent breakfast room and a family room with an outdoor covered loggia.

A 5,000-square-foot separate house has four bedrooms and four bathrooms, and its own gated entrance. According to the listing, it's ideal for guest lodging or office space.

The property also includes huge rolling lawns, a pool, and a private tennis and pickleball court with head-on ocean views.

The property was sold for $29,500,000 in November 2022.

Before that, in March 2008, it was sold for $10,250,000.

The listing states that there is "nothing like this on the market" and that it's "an incredible and irreplaceable value."

The estate is represented by agent Kurt Rappaport of Westside Estate Agency, who repped both sides of the deal in Beyoncé and Jay-Z’s $200 million purchase of an estate in Malibu in 2023.

Rappaport—who has worked with Tom BradyBrad PittSean "Diddy" CombsDavid Geffen, and Larry Ellison, among others—also sold Jessica Alba and estranged spouse Cash Warren's Beverly Hills, CA, home for $18.2 million earlier this year.

Realtor.com® reached out to Rappaport for comment, but he did not reply by the time this story was published.

Post-wildfire progress

Last month, the Pacific Palisades neighborhood saw its first home to be rebuilt and receive its certificate of occupancy since it was devastated by the Palisades fire in January.

"The Palisades community has been through an unimaginable year, and my heart breaks for every family that won’t be able to be home this holiday season. But today is an important moment of hope," L.A. Mayor Karen Bass said in a statement.

"With more and more projects nearing completion across Pacific Palisades, the city of Los Angeles remains committed to expediting every aspect of the rebuilding process, until every family is back home."

The four-bedroom, 4.5-bathroom property located at 915 North Kagawa St. was rebuilt by developer Thomas James Homes.

In early April, Thomas James Homes was one of the first to secure a building permit after the fire. Two months later, the foundation was in place, and six months after that, the finished home cleared its final inspection.

"Completing this first ground-up rebuild in approximately six months shows what is possible when public and private partners work with urgency and purpose," stated Thomas James Homes CEO Jamie Mead. "For Thomas James Homes, this is about one thing: helping families return home as quickly and safely as possible."

The nearly 4,000-square-foot home features interior fire sprinklers and an automated exterior wildfire defense system featuring eave sprayers and roof rotors that release biodegradable foam in the event of a blaze. 

"It represents a turning point in the community’s path forward," Thomas James Homes' website declares.
