Iconic Key Largo Waterfront Estate Designed To Feel Like a Luxury Cruise Is Relisted for $11.38 Million After Price Cut
A custom-built, waterfront mansion in Key Largo, located at the tip of a human-made throughway known as Adam's Cut Waterway, has just hit the market for $11,380,000.
Offering a shortcut for anyone looking to save significant travel time from Florida Bay to the Atlantic Ocean, "The Cut," as it is known, is popular with both boaters and fishermen.
Built in 2024, the four-bedroom estate with two pools boasts a 77-foot boat dock with "permitting in progress" for a 30,000-pound boat lift.
"The property is one of the most photographed in the Keys," says Jill Eber of The Jills Zeder Group, who is co-listing the property with Sally Stribling of Coldwell Banker Schmitt Real Estate Co.
"It's iconic and has 167 feet of waterfront. Its views, location, and ocean access are absolutely spectacular, and it's the most beautiful home."
The property is owned by Sergio Velikopoljski, president of Tri-Tech Construction, who purchased it for $1,300,000 in 2021 and built this luxury estate. It has been on and off the market since last December, when it was initially listed for $16,000,000.

Lavish finishes adorn the 3,723-square-foot interior, including Shell Reef limestone floors, glass walls, La Finestra impact windows, concealed-hinge doors, and an elevator.
"You have this incredible water access, but it's not only to the Florida Keys," Stribling notes.
"Key Largo is the first island and also the largest. You can get to Miami International Airport in about an hour. It's right off the mainland, which is great for a second or third home, and you get to enjoy this incredible island lifestyle. It's almost a suburb of Miami."
The spacious living room with a drop-down TV feels like you are on a cruise with its floor-to-ceiling glass walls that open to a wraparound terrace overlooking the water.
"When the builder acquired the property, all of the slab material was poured solid concrete with 8-inch-thick construction," says Stribling.
Designed to withstand Florida hurricanes, it also has a triple-poured concrete roof.
"It's built like a bunker with impact windows and doors and these gorgeous limestone floors," Eber adds. "Everything done was top of the line."

A sleek kitchen has a backlit, polished plume quartz island and custom cabinetry. The light-filled dining area is surrounded by magnificent ocean views.
A junior suite has a private balcony, and the second-floor primary suite features a spa-inspired bathroom and access to a private pool.
"Between the infinity pool, Jacuzzi, and swim-up bar, you feel like you are in the middle of a whole vacation mode," says Eber. "The lifestyle is ideal for someone who enjoys fishing, diving, and other water sports."
On the main floor, a covered patio with a summer kitchen, lounge, and dining areas overlooks a second pool.
There is also a brick-lined walkway that leads to a temperature-controlled wine cellar with a tasting area.
"More and more of what we are seeing are entrepreneurs choosing the Keys for a second home," says Stribling. "To have instant ocean and bay access is also significant."
Eber agrees that the Upper Keys is turning into a popular luxury market.
"We are seeing buyers from California and New York even more so now, and a lot of Midwesterners are also flocking to the Keys, and I think we are going to be seeing a lot more of that in the future," she says.
