Indy Filmmaker John Sayles’ $2.5 Million Hoboken Townhouse Finds a Buyer Just Days After Listing

The family home of acclaimed filmmaker John Sayles has secured a buyer, mere days after it was put on the market for $2.5 million—and just over three years after he sold the dwelling to his nephew, who carried out an extensive overhaul of the elegant townhouse.

Located in Hoboken, NJ, just across the Hudson River from Manhattan, the three-bedroom dwelling was originally built in 1906. Records show that Sayles purchased the property for just $85,000 in 1981, before selling it to his nephew for $1.2 million in 2022.

Now, Sayles' relative looks set to more than double his investment after securing an offer on the brick dwelling.

Tucked away between Garden Street and Park Avenue, the property boasts three levels of luxurious living space, each of which has been meticulously renovated at the hands of Sayles' relative.

"In 2022, there was an interfamily sale to John's nephew," listing agent Sharon Shahinian, of Brown Harris Stevens, explains. "His nephew and partner have done lots of updating over the years, including creating a second-floor boy's bedroom and office, and a kid's playroom in the basement."

The home's open floor plan has been thoughtfully modernized over the years while taking great care to keep many of its period details intact.

"Most property owners of these type homes try to keep their historic integrity because they just don't make houses like this anymore," Shahinian notes. "The home has got a very special feel to it."

Historic highlights found throughout the sun-soaked space include built-in cabinetry, custom millwork, and restored pumpkin pine plank floors.

"The second floor has beautiful architectural details, including curved walls and incredible molding," she says.

Modernizations over the years now offer a sleek white kitchen with custom cabinetry and green floors, two updated bathrooms, a living/dining room with parquet floors, and a partially finished basement currently being used as a playroom that could also be transformed into a guest retreat.  

However, the home still retains many of the design elements that Sayles and his wife added during their ownership of the property.

"The marble kitchen is stunning and makes you feel like you are either in upstate New York or somewhere down south," Shahinian adds. "Sayles' wife was in Mexico and fell in love with the blue Mexican tiles that you see in the bathroom. They are not original to the house."

"What makes it so unique is that in the back, there is not another home on an adjoining street," she says. "It's all low-rise, so the light in the house is just amazing. Also, from Uptown Hoboken, you can walk to the ferry and go to Manhattan, or walk to the Hudson River and enjoy the views."

The first-floor primary bedroom boasts custom shelving and a built-in desk. Two to three more "flexible bedrooms" can be found upstairs, including one with a fireplace.

Shahinian says a recent open house was incredibly busy, which she attributes to the home's originality.

"There is always a lot of interest when homes like these come on the market because there are not that many like it," she notes. "There were a lot of young families with one or two children, as well as people looking to build a family there."

And it seems that interest has indeed converted into a real-life offer, with the listing now updated to reflect that the property is pending sale, meaning that a deal is in the process of being finalized.

Sayles, who is originally from Schenectady, NY, is best known for writing and directing the films "The Brother from Another Planet" (1984), "Matewan" (1987), "Eight Men Out" (1988), "Passion Fish" (1992), "The Secret of Roan Inish" (1994), "Lone Star" (1996), "Men with Guns" (1997), "Sunshine State" (2002), and "Silver City" (2004).

In addition to the New Jersey property, he is also understood to own a home in California.
