Inside Martha Stewart’s New Prefab Home Collection—Where Prices Start at $150K
Want to live like Martha Stewart? Well, you're in luck.
The iconic lifestyle maven has partnered with prefab homebuilder Hapi Homes and Marquee Brands to create four home models based on her own properties.
"Martha’s homes carry real cultural equity, and our goal at Hapi Homes is to take iconic design and make it radically more accessible," Mary O’Brien, CEO of Hapi Homes, tells Realtor.com®.
"We're giving people the ability to bring a Martha Stewart home to life, with speed, precision, and affordability. It’s a new way to think about homebuilding, and Martha and her team at Marquee Brands have been a phenomenal partner as we reintroduce some of her designs in a format that genuinely works for today’s homeowner."
Full-sized homes build kits start at $450,000, while build kits of accessory-dwelling units start at $150,000.
O'Brien says each unit is engineered as a flexible kit, allowing homeowners to select finishes, layout choices, and site-specific elements to suit their goals.
"Whether the priority is price, speed, or a highly customized look, the system is designed to adapt without compromising structural quality," says O'Brien.
Speed and affordability are keys to the prefab designs. Hapi Homes’ panelized light-gauge steel-frame system shortens build times by up to 40%, reduces embodied carbon by half, minimizes onsite waste, and produces homes roughly 20% more affordable than like-for-like conventional builds, all while offering up to 10% more livable space within the same footprint.
Four ways to live like Martha
Martha Stewart has "shaped how multiple generations understand quality, taste, and home," says O'Brien. "All four homes—Bedford, Lily Pond, Skylands, and Perry Street—were shaped under her direct creative direction. The result is a collection that brings these iconic homes to life through a modern building system that finally makes these designs accessible."
O'Brien says Stewart and her executive director of design, Kevin Sharkey, "spent more than six months going through every detail with us, proportions, materials, elevations, the way rooms flow, even how natural light moves through the spaces. Nothing moved forward without her input. You could feel how personal these homes are to her."
Each home model maintains "the design DNA that makes these homes unmistakably Martha," O'Brien adds.
The Bedford model is inspired by Martha Stewart’s 1925 Katonah, New York, farmhouse. The exterior features include clapboard siding, fieldstone accents, and a metal roof. Inside, you'll find oak flooring, limestone surfaces, brass details, and large windows.

The Perry Street model is based on Stewart's former Manhattan condo on Perry Street, designed by Richard Meier in the West Village. It features white stucco, covered terraces, and a flat roof.

The Skylands model is inspired by Stewart's 1920s Seal Harbor, ME, summer estate. It boasts a masonry facade, low-hipped roof, pergolas, and French doors.

The Lily Pond model is inspired by Stewart's former 1870s East Hampton coastal cottage. It features cedar siding, stone detailing, gabled roofs, and large windows.

The basics of buying a prefab home
You can’t simply drop a prefab home on any plot of land. Many communities restrict manufactured housing, so it’s essential to research local rules before buying property.
Zoning laws, setback requirements, and other regulations must be satisfied before delivery.
You’ll also need to budget for site prep—clearing the lot, installing a foundation, and potentially conducting soil tests.
Unless you’re skilled enough to assemble it yourself, you’ll have to hire a contractor for the build.
And don’t forget the cost of setting up and connecting utilities such as water, power, and sewage.
