Landmark Woodstock Music Compound Where Rock Legends Like Bob Dylan and Ozzy Osbourne Shaped Their Careers Lists for $1.5 Million

A 3.78-acre compound that was once home to a legendary record company has hit the market for $1.49 million, decades after it helped to shape the careers of such stars as Bob Dylan and Ozzy Osbourne.

Located in the iconic upstate New York neighborhood of Woodstock, the property was built as an outpost for Bearsville Records, and over the years became the site of many a major music deal.

Known as the Bearsville Record House, the landmark Hudson Valley estate built in 1893 boasts a primary residence, guest cottage, and a studio seeking an investor or musician to restore its former glory.

“It was built in 1873 as part of the Bearsville Record empire,” said Jessica Brasseur, who is co-listing the property with Anthony D'Argenzio of This Old Hudson Team at Houlihan Lawrence.

Brasseur revealed that the compound was previously used by famed music manager Al Grossman, who housed his recording studio in the property—and was regularly visited there by his many A-list clients.

“Grossman was a music manager for Dylan, Janis Joplin, and Peter, Paul and Mary, and this was his office," she added.

"He had a residence nearby that recently sold, but this is where he had his recording studio office where musicians would come to sign contracts. Meat Loaf signed a contract there and it's also where he met his wife, who was Al’s secretary at the time.”

The property "deeply woven into American music history" transformed into a recording destination in the late 1960s. It was here where numerous legendary musicians like Osbourne, Todd Rundgren, R.E.M., Jeff Buckley, Dave Matthews Band, and Phish got their start.

Located minutes from Woodstock center, the three-bedroom main dwelling has been thoughtfully modernized over the years while still retaining much of its historic charm.

Period details remaining intact include vaulted ceilings, exposed beams, radiant bluestone floors, limewashed walls, custom millwork, and stone fireplaces. Modernizations include a cedar sauna, updated appliances, stylish bathrooms, and a full-house automatic generator.

“The record label closed around 1984, and it was made into this beautiful residence around 2014,” Brasseur said.

An "awe-inspiring" chef's kitchen has stainless steel appliances, granite countertops, and stone accents.

“The kitchen is to die for,” she noted. “It’s a superb chef’s kitchen with six-burner Capital gas range and two ovens.

"There is also a tin ceiling and beautiful wood-burning fireplace. It also has a Dutch door that opens up to stairs with a greenhouse where you can plant herbs, which is easily accessible from the kitchen.”

The primary suite has a soaking tub and custom designed "dressing room armoires."

“It has 500 feet of frontage along Saw Kill Creek, and is within walking distance to Bearsville Theater restaurants and Cub Market," Brasseur added. "What makes it unique is that this property is located on almost 4 acres but is very close to town.”

Also found on the spacious Catskills estate are a saltwater pool with stone patio and outdoor kitchen, a fenced-in plum orchard, and raised garden beds.

The guest cottage boasts a copper roof, radiant-heated floors, a propane fireplace, a kitchenette, and a full bathroom with walk-in shower.

“The property is zoned neighborhood commercial, so if a buyer is looking to have a commercial office that would benefit the community or small retail, those type uses would be considered," she noted.

“I think the next buyer could be a musician who has ties to the industry, or even an artist in the creative world,” Brasseur said. “It could also become a little retreat or family compound where you could use the guest cottage for older kids and family members. It has such a beautiful history, is a turnkey home, and in an ideal location, so it lends itself to many possibilities."
