Las Vegas Palace With Ties to Royal Family of Brunei Is Available for $25M

A sprawling estate in the Spanish Trail community of Las Vegas on the market for $25 million is one of the grandest residential properties in the city. That is an achievement in and of itself.

The showstopper is adorned with marble, precious wood, gold leaf, and ornate tiles on just about every surface. Its sheer size is jaw-dropping, at 107,597 square feet of living space.

The median home size in Nevada is a rather comfortable 1,964 square feet. This means this behemoth clocks in at 55 times the size of a “normal” home.

But this 16-acre, 10-building spread is known for more than just size and lavishness.

Records show the property owner is Spanish Gate Holdings Inc., which reportedly has ties to the Prince of Brunei.

Local water district records also reveal that the property guzzled 13,109,000 gallons of water in 2022—more than any other residential property in Las Vegas. In the drought-plagued desert city, the average home uses about 10,000 gallons per month.

The Mediterranean-style estate has topped the city’s list of water wasters for several years running.

But nothing about this home is average.

With acres of “grand lawns,” meticulous landscaping, three pools, a whopping 46 bathrooms, and more fountains than we can count, the estate requires plenty of agua for upkeep. And that upkeep needs to happen, whether or not the massive home is occupied.

Listing photos of massive and elegant empty rooms and a kitchen devoid of appliances, plus reports from neighbors, indicate that the home has been unoccupied for some time.

Construction on this multimillion-dollar fixer-upper began in 1997. The walls and flooring need to be finished and light fixtures and appliances installed.

Most buyers who can afford this gilded palace would likely expect a turn-key residence. However, on the plus side, this home offers such buyers a canvas that can be finished to their specifications.

And what a grand canvas it is. The 10 buildings include the 37,466-square-foot main house with five bedrooms, eight bathrooms, a two-story great room, a dining hall, and an entertainment room.

There’s also a building called “The Athletic Club.” Spanning 47,367 square feet, it features a badminton court, squash court, spa, pool, bowling alley, nightclub, guest suite, and 10 bathrooms.

The other buildings include guest villas, a study pavilion, a carriage house, and staff residence.

There’s also a garage with 16 parking spaces, as well as outdoor parking for 30 cars.

This appears to be the first time the property has been on the market.
