Livonia homeowners should brace for an early autumn chill.

The Old Farmer’s Almanac predicts that Michigan will see a cooler and drier fall than normal in 2025, a shift that could mean brighter foliage and fewer rain-soaked weekends.

At the same time, Livonia’s housing market is showing up strong on the national stage. The town's ZIP code 48152 ranked No. 19 on the Realtor.com®  list of 2025 Hottest ZIP Codes of 2025, underscoring the suburb’s rising popularity with buyers.

Michigan forecast: cooler temperatures, drier skies

The Almanac places Michigan in the “cool and dry” category in its Fall Forecast 2025 State Breakdown. For the Lower Lakes region, September will bring an average temperature of 62°F with 2.5 inches of rain, about half an inch below normal. Homeowners can expect a mix of showers and sunny breaks, along with a few warm spells before cooler air settles in.

By October, temperatures dip further, averaging 51°F — about 2 degrees below normal — with only 2 inches of rain, a full inch below the seasonal norm. That suggests a crisp, relatively dry fall, with a better-than-usual setup for enjoying Michigan’s colorful leaf season.

This forecast runs counter to warmer-than-average predictions for much of the South and West. For Michigan, it means residents can look forward to an autumn that feels more traditional — brisk mornings, mild afternoons, and a steady path toward winter.

Livonia housing market outpaces the national average

Livonia’s housing market is moving quickly. Homes in the area sold in just 25 days on average, far faster than the U.S. norm. Listings attracted 2.8× more views per property than the typical home nationwide, highlighting the suburb’s growing popularity.

The median listing price in Livonia was $305,000, well below the U.S. median of $441,000 back in June. That affordability makes Livonia stand out, especially compared with higher-priced markets in nearby Detroit.

Other Michigan areas also made the Top 50 list, including Cuyahoga Falls, OH (No. 22, $196,000) just over the border, underscoring strong demand across the Great Lakes region. Livonia’s combination of value pricing, suburban amenities, and proximity to Detroit jobs gives it a unique edge in today’s competitive market.

September tasks for a trouble-free fall

With a cooler, drier autumn ahead, September is the right time for Livonia homeowners to prepare their homes for the season.

Ryan Williams of 128 Plumbing, Heating, Cooling & Electric suggests repairing walkway cracks now to avoid winter slip hazards. Chris Granger of Sears Home Services recommends pressure washing siding, which not only refreshes curb appeal but also helps spot repairs before winter.
