Marlton, NJ Homeowners Can Expect a Warm and Dry Fall, Says The Old Farmer’s Almanac

This fall in Marlton, NJ homes for sale, homeowners can anticipate a season that leans warmer and drier than average.

The Old Farmer’s Almanac has released its Fall 2025 Weather Predictions, and while much of the Northeast trends cool, New Jersey is expected to stay on the sunnier, warmer side.

At the same time, Marlton has earned national recognition as the #2-ranked market on Realtor.com’s 2025 Hottest ZIP Codes list.

Warm and dry forecast for the Garden State

The Almanac’s outlook for the Northeast overall is cooler and drier than usual, with September averaging 59°F (two degrees below normal) and October dropping to 46°F (three degrees below normal).

However, the forecast for New Jersey is looking slightly different. The state is expected to be warm and dry, giving residents an extended late-summer feel deep into the season.

September in the Atlantic Corridor, which includes South Jersey, will bring average temperatures around 70.5°F and rainfall about one inch below normal. October cools to an average of 55°F with near-average rain, but overall the fall will be milder than typical.

Nationally, much of the U.S. will also see warmer weather, with only regions like the Upper Midwest and Appalachians trending cooler. Rainfall is forecast to be below average across most of the country, except in the Pacific Northwest and High Plains.

Marlton ranks as the nation’s #2 hottest ZIP Code

Beyond the weather, Marlton is red-hot in the housing market. The Realtor.com Hottest ZIP Codes 2025 report placed Marlton’s 08053 at #2 nationwide, thanks to its strong demand and quick-moving homes. Properties in Marlton attracted 3.9× more views per listing than the national average and sold in just 17 days.

In June 2025, Marlton’s median listing price was $530,000, about 20% above the national median of $441,000. However, that figure was still far more affordable than the Philadelphia metro’s $387,000 median, reflecting Marlton’s mix of suburban appeal and competitive pricing.

New Jersey had a strong showing on this year’s list, with Wayne (07470) also cracking the top 10 and Trenton (08619) appearing in the top 50. These results reflect a trend of buyers moving just outside expensive urban cores in search of space, value, and convenience.

September home maintenance priorities for Marlton residents

A warm and dry fall offers homeowners the perfect chance to complete outdoor projects. Seasonal upkeep can also help boost curb appeal in a competitive housing market. Key tasks include:

  • Checking walkways for cracks: Ryan Williams of 128 Plumbing, Heating, Cooling & Electric notes that repairing surfaces now prevents hazards when winter arrives.
  • Cleaning siding: Chris Granger of Sears Home Services recommends pressure washing to remove summer buildup and catch hidden issues.
  • Changing HVAC filters: With warm days ahead, filters should be replaced monthly to maintain efficiency.
  • Servicing yard equipment: Lisa Turner, author of “House Keys,” advises prepping mowers and tools before storing them for the winter.
