Listen up, cinephiles. This historic theater in McRae-Helena, GA, won’t break the bank—at least not with the purchase price. It’s on the market for a mere $50,000.
And with the right buyer, it could end up being a blockbuster project.
Known as “The Gene,” after Eugene Talmadge—four-time Georgia governor and nearby resident—the theater has already been gutted by the owner, according to listing agent Susan Mann Evans, of Susan Evans Realty.
The seller’s plans were to screen classic films and host pageants, craft shows, and musical productions, as was done there in the 1970s.
But the buyer will have to pick up where the seller left off.
“The owner has begun [the] cleaning and repair of the structure and has since relocated [back to New York],” Evans says. “The theater does not have any seating.”
The roof and stage also need attention, full electrical work will be necessary, and the restrooms could use an update, too.

Although closed since 2005, the theater was originally designed by architect Bernard Webb Jr. and opened in the 1950s. The place was shuttered in 1979. A former owner bought the building in the 1990s and operated a game room and batting-cage facility there. After that, the space was used as an event venue.
“It would be grand if I had somebody who would turn it back,” says Evans, who has heard from interested buyers outside the area. “That was [the seller’s] intention.”
McRae-Helena is about 165 miles from Atlanta and roughly 120 miles from Savannah, GA.
