New Hampshire’s $4.2M Little Beaver Island Beckons Serenity-Seeking Buyer

A half-acre private island in New Hampshire’s Lake Winnipesaukee is diving onto the market for $4.2 million. Known as Little Beaver Island, the wooded retreat in Meredith, NH, includes a main house, guest cottage, and boathouse.

In total, the island comfortably sleeps nine, offers beach access, and is close to private walking trails.

While it seems a world away, the island is just a four-minute boat ride from the mainland. The property comes with mainland docking, which makes it easy to boat over.

Thought it might seem remote, the area has actually seen its fair share of celebrity visitors over the years—Grace Kelly, Clark Gable, and a former U.S. president have all spent time around there, says listing agent Nicole Watkins.

No new neighbors

The fully furnished residence was built in 1900. It’s being sold as is and comes with the promise of no new neighbors. After exchanging owners a few times since its early-1900s inception, the island was purchased in 1953 by Alexander Standish, the then-owner of the neighboring Big Beaver Island. He would go on to preserve the adjacent land, including 1,200 feet of water frontage.

“Mr. Standish bought Little Beaver Island for his daughter,” says Watkins. “In order that his daughter would not have neighbors, he made a generous, visionary gesture: He put roughly 11 acres of Big Beaver Island into Beaver Management Corp.”

With all that common land now managed by the local subdivision, current residents will forever have access to its many trails and beaches—without fear of future construction changing the landscape.

Rustic charm

In addition to the property’s natural beauty, which includes 360-degree water views and lush blueberry bushes, the cottages themselves embody a certain Old World appeal.

“The uniqueness of the home stems from its simple, rustic design that could not be duplicated in a modern house,” Watkins says. “The wraparound porch not only helps keep the house cool, it also provides the perfect place to sit and enjoy the mountain views.”

The place recently underwent several modern upgrades, including refinished kitchen cabinets, new hardwood floors, and freshly painted walls. But the home’s historical allure remains intact.

Watkins notes that when people move to the area, they’re often compelled to recalibrate their priorities.

“Often when I sell a property here, one or more of the buyers starts to do a consulting version of their job, in order to spend more time here,” she says.
