Fall in Pennsylvania is expected to be brisker than usual this year, according to The Old Farmer’s Almanac.

While much of the country braces for warmer-than-normal conditions, the Northeast and Appalachians—including Palmyra—are preparing for a cooler, drier season.

But while the state is seeing a cool down, several suburbs like Palmyra in the Northeast are having a red hot moment after being named among the top ZIP codes in the country this year.

Pennsylvania’s cool forecast

The Almanac forecasts that Pennsylvania will see cool and dry conditions this autumn. For the Appalachians, September is projected to average 65°F with about 3 inches of rainfall—2 inches below normal. October will dip further, averaging 53°F with just 2.5 inches of rain.

That translates to a mix of sunny early-season days, a few thunderstorms mid-September, and then a cooler, drier stretch in October. For Palmyra, the forecast points to a picturesque foliage season paired with the kind of crisp fall weather that Pennsylvania homeowners know well.

Palmyra housing market among nation’s hottest

While the weather may cool, Palmyra’s housing market is heating up. The town’s 17078 ZIP code ranked No. 27 on the Realtor.com®  2025 Hottest ZIP Codes list.

Homes here are attracting 2.7× more views per property than the U.S. average and are selling in just 27 days, well ahead of the national pace. The median listing price in Palmyra sits at $371,000, making it more affordable than nearby Lancaster (17601), which landed at No. 25 on the list with a higher median price of $512,000.

This balance of relative affordability and quick sales highlights Palmyra as a competitive market. As Danielle Hale, Chief Economist at Realtor.com, explained: “Shoppers are increasingly seeking out ZIPs with better value just outside of expensive urban cores."

Palmyra exemplifies that trend, drawing buyers who want access to regional amenities without the higher price tags of larger Pennsylvania markets.

Smart September prep for homeowners

With fall shaping up to be cool and dry, September is the ideal time for Palmyra homeowners to take care of seasonal maintenance.

Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric, recommends doing a walk around your home before it gets even colder. “Before the grass is covered with snow, or it’s too cold to venture outside, check walkways for cracks and loose paver material,” he suggests. Fixing these now prevents slips once ice arrives.

Chris Granger, of Sears Home Services, adds that the start of fall is a great to get as much outdoor work as possible done. “September is a great time to use a pressure washer to clean [siding] up—and inspect for more serious problems before winter comes,” he says.

Other September must-dos include:

  • Sealing drafty windows to keep heating bills in check.
  • Sweeping chimneys to reduce fire risks before the first fire of the season.
  • Changing HVAC filters to extend system life and improve efficiency.

These simple steps can help Palmyra homeowners protect their investment and enjoy a comfortable fall season. See the Realtor.com September home maintenance checklist for more.
