On the market for $9.8 million, the luxurious home known as Hale Aliomanu has a lot going for it. For starters, it appears to be quite the moneymaker.

The six-bedroom residence on Hawaii’s island of Kauai is one of only two beachfront properties, currently on the market, that is approved for short-term rentals. Set in the small town of Anahola, on the island’s eastern shore, the uncommon offering sits right along the sands.

“There’s a moratorium—the only licenses that exist for nightly rentals are for ones that already exist,” explains Neal Norman, listing agent with Hawaii Life. “This is like buying a small hotel. It’s currently used as a short-term rental, and it’s booked all the time.”

Vacation rental sites show the Hale is available for upward of $2,000 a night. Multiply that by 365—and it’s a standout opportunity for a buyer who wants a steady flow of rental income.

Conveniently, Kauai’s east side offers easy access to several parts of the Garden Island.

“It’s only about 20 minutes to the airport,” Norman notes. “You can be in a great little town with restaurants in 10 minutes [Kapa’a], or Poipu in 40 minutes. The Hanalei area is 20 minutes away. It’s also quite a bit drier than the north shore. [The east] is the sunnier side of the island.”

Another advantage? A similar-sized home on the North Shore would be $25 million, Norman reveals.

He says that the home, built in 2005 by the sellers, needs no renovations.

“The house is in great condition,” he adds.

Measuring in at 3,200 square feet, the main house sits on a large, half-acre lot that fronts Aliomanu Bay. Ipe-wood flooring and chef-grade kitchen appliances are just two of the luxurious details.

Above the property’s garage and small workshop, there is also a 500-square-foot studio with a bath.

Unobstructed ocean views from almost every room in the house are another selling point. The adjacent swimmer-friendly beach doesn’t hurt either.

Many Kauai buyers are currently searching for a vacation home, and this place ticks all the boxes.

“There’s a 75 percent chance it will be an off-island owner who has fallen in love with Kauai,” Norman predicts of the home’s eventual buyer. “It’s [likely] a North Shore or a South Shore buyer shocked by the pricing and seeing an unbelievable value for under $10 million. They’re not looking in this location necessarily.”
