The Old Farmer’s Almanac has issued its Fall 2025 forecast, and Ohio is in for a cooler, drier autumn season than perhaps expected.

For the town of Tiffin, that means crisp mornings, lighter rainfall, and ideal conditions for colorful foliage.

Beyond the weather, Tiffin has earned national housing recognition, ranking among the Realtor.com® 2025 Hottest ZIP Codes, showing just how strong buyer demand has become in northwest Ohio.

Ohio’s forecast: cooler and drier across the season

The Almanac’s state-by-state breakdown calls for Ohio to be “cool and dry” this fall.

In the Ohio Valley regional forecast, September is expected to average 68°F with 2 inches of rain—1 inch below normal. October will dip to 56°F, about 2° cooler than usual, again with 2 inches of rain, 0.5 inches under normal. Homeowners can expect a mix of sunshine and showers, warmth early in the season, cooler conditions mid-month, and a mild close.

This forecast is consistent with broader Midwest conditions, where Indiana, Kentucky, and Illinois are also trending toward cooler, drier weather, while southern regions like Texas will stay warmer than average.

Tiffin housing market heats up as weather cools down

Tiffin’s real estate market is also drawing national attention. ZIP code 44883 ranked No. 48 on the Realtor.com Hottest ZIP Codes of 2025 list. Homes here sold at a median of $203,000, drew 3.6× more listing views per property than the national average, and averaged just 36 days on the market.

Other Ohio ZIPs also appeared prominently on the list. Strongsville (ZIP 44149) ranked No. 6 nationally with a $423,000 median and homes selling in just 25 days, while Bexley (ZIP 43209) ranked No. 10 at $439,000. Mansfield (ZIP 44904), Ashland (ZIP 44805), and Canton (ZIP 44718) all placed between No. 34 and No. 39.

Taken together, these results show Ohio’s growing importance in the national housing market. Buyers are drawn to the state’s affordability compared with coastal cities, while still facing the kind of fast-moving conditions that define competitive markets.

September Home Prep for Tiffin Homeowners

With cooler air arriving quickly, September is the right time for Tiffin homeowners to take care of seasonal maintenance. The Realtor.com September home checklist highlights small projects that can prevent big issues later.

Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric, recommends addressing outdoor surfaces first when tackling fall projects. “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident,” he says.

On the other hand,Chris Granger, vice president of Sears Home Services, suggests siding upkeep as the top priority for homeowners in fall . “September is a great time to use a pressure washer to clean it up—and inspect for more serious problems before winter comes,” he says.

Other recommended steps include resealing windows to block drafts, sweeping chimneys to reduce fire risks, and changing HVAC filters to keep heating systems efficient.
