Toledo Homeowners Can Expect a Cooler, Drier Fall, Says The Old Farmer’s Almanac

Toledo residents should prepare for an early chill this year, if they haven't already!

The Old Farmer’s Almanac predicts that Ohio will experience a cooler and drier autumn in 2025, a shift from the prolonged warmth much of the South and West will face. For northern Ohio, that means sweater weather settling in sooner, paired with fewer rainy days.

Meanwhile, Toledo’s housing market is gaining national recognition. The ZIP code 43614 ranked No. 17 on the Realtor.com®  list of 2025 Hottest ZIP Codes of 2025, making this city along Lake Erie one of the country’s most in-demand real estate markets.

Ohio forecast: cool breezes, light rainfall

Ohio was listed as one of the “cool and dry” states on the Almanac’s Fall Forecast 2025 State Breakdown. In the Ohio Valley region, September temperatures will average around 68°F, slightly below normal in the west and slightly above in the east, with just 2 inches of rain — about an inch less than usual. Expect warm spells early in the month, scattered showers mid-month, and a cooler finish.

By October, average temperatures dip to 56°F, about 2 degrees below normal, with rainfall at 2 inches — again, slightly below average. Homeowners can expect a mix of sunny days and crisp, wet afternoons, followed by cooler air to close the month.

That forecast sets Ohio apart from warmer-than-normal regions like the Southeast and Texas. For Toledo, the cooler air and reduced rainfall suggest a classic Midwest autumn, complete with bright foliage and less of the soggy weather that can dampen fall activities.

Toledo’s lands in the Top 20 Hottest ZIP Codes of the year

Homes in Toledo sold in just 26 days on average, more than a month faster than the U.S. norm, according to the Realtor.com findings. Listings received 3.0× more views per property compared with typical homes nationwide.

The median listing price in Toledo was $211,000, less than half the U.S. median of $441,000 in June. That affordability is a key driver, making Toledo especially attractive to buyers priced out of more expensive metros.

Ohio is well-represented on the Hottest ZIPs list this year. Strongsville (No. 6, $423,000 median), Bexley (No. 10, $439,000 median), and Cuyahoga Falls (No. 22, $196,000 median) also made the rankings. Compared with those markets, Toledo stands out as the most affordable, underscoring its appeal for buyers seeking value in a competitive landscape.

Seasonal home prep for Toledo residents

With cooler, drier weather on tap, September is the right time for Toledo homeowners to prepare their properties.

Ryan Williams of 128 Plumbing, Heating, Cooling & Electric suggests inspecting and repairing walkways now to prevent icy hazards. Chris Granger of Sears Home Services recommends cleaning siding, both to boost curb appeal and to catch damage before winter. And Lindsey Pasieka of ConsumerSafety.org stresses the importance of sweeping chimneys before lighting the first fire of the season.
