Wilbraham residents can expect a classic New England autumn this year.

The Old Farmer’s Almanac predicts that Massachusetts will see cooler-than-normal temperatures and less rainfall in fall 2025. That means sweater weather will settle in early, with crisp mornings and drier foliage season skies.

At the same time, Wilbraham’s housing market is drawing national attention. ZIP code 01095 ranked No. 13 on the Realtor.com list of the Top 50 Hottest ZIP Codes of 2025, putting this Hampden County community on the map for fast-moving sales and strong buyer demand.

Massachusetts forecast: a brisk season ahead

The Old Farmer’s Almanac classifies Massachusetts as “cool and dry” in its Fall Forecast 2025 State Breakdown. For New Englanders, the details paint a crisp picture:

  • September (Northeast region): Average temp 59°F (2° below normal) with 3.5” rain. Expect a mix of showers and sunny stretches, plus some scattered warmth mid-month.
  • October: Average temp 46°F (3° below normal) with just 2.5” rain. Mostly chilly weather with brief warm spells, plus bright foliage fueled by drier skies.

This contrasts sharply with the South and West, where the Almanac calls for warmer-than-normal conditions. For Wilbraham homeowners, that means a quicker transition to fall activities and less worry about soggy leaf piles or heavy October rains.

Wilbraham market lands among hottest ZIPs

While the weather forecast cools down, Wilbraham’s real estate is heating up. ZIP 01095 made its debut at No. 13 on the Realtor.com hottest ZIP codes list.

Homes in the area sold in just 28 days on average — more than a month faster than the U.S. norm. Listings also drew 4.1× more views per property compared with typical U.S. homes.

The median listing price was $517,000, well above the national median of $441,000. That places Wilbraham in line with many New England suburbs, where buyers balance higher-than-average home prices with access to strong job markets, schools, and amenities.

Nearby, Beverly, MA (ZIP 01915) claimed the top spot nationwide, underscoring Massachusetts’ outsized presence in this year’s hottest ZIPs list. While Beverly’s median price reached $746,000, Wilbraham offered a lower entry point but still delivered the same competitive pace of sales.
