The Old Farmer’s Almanac has released its Fall 2025 outlook, and New England is gearing up for a cooler, drier season.

For Windham, Maine, that means crisp air, lighter rainfall, and stunning foliage across the region.

On top of that, Windham has been recognized as one of the Realtor.com® 2025 Hottest ZIP Codes, placing this southern Maine community in the national housing spotlight.

Maine forecast: brisk, dry, and colorful

The Almanac’s state-by-state breakdown predicts Maine will be “cool and dry” this fall.

For the Northeast region, September will average 59°F, about 2° below normal, with 3.5 inches of precipitation. By October, the average will drop to 46°F, 3° cooler than usual, with just 2.5 inches of rain. Expect occasional showers, brief warm spells, and an overall brisk pattern, which should make for particularly vibrant fall foliage.

This matches broader Northeast trends, where cooler, drier conditions are forecasted, unlike the Southeast and Texas, which will see above-normal warmth well into fall.

Windham joins America’s hottest ZIP codes

Windham’s housing market is heating up alongside its brisk weather. ZIP code 04062 ranked No. 47 on Realtor.com’s Hottest ZIP Codes of 2025 list. Homes here sold for a median of $586,000, drew 3.7× more listing views per property than the national average, and spent just 36 days on the market.

Other New England communities also placed on the list, underscoring strong buyer demand across the region. Cumberland, RI (ZIP 02864) ranked No. 8 with a $534,000 median, while Manchester, NH (ZIP 03104) came in at No. 15 with homes listed at $481,000.

Collectively, these results show that buyers are drawn to suburban markets across New England that offer quality of life, space, and access to larger metro areas.

September home prep every homeowner should get done

With a cool, dry season ahead, September is the perfect month for Windham homeowners to button up their properties. The Realtor.com September home maintenance checklist suggests tackling these important tasks.

Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric, recommends walkway maintenance. “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident”.

Chris Granger, vice president of Sears Home Services, advises siding upkeep before the colder months arrive. “September is a great time to use a pressure washer to clean it up—and inspect for more serious problems before winter comes”.

Other key to-dos include sealing drafty windows, sweeping chimneys before the first fire of the season, and changing HVAC filters to keep systems running efficiently.

For Windham, Fall 2025 promises both vibrant foliage and a housing market full of momentum. With homes selling quickly and temperatures cooling, homeowners have every reason to prepare their properties now for both eager buyers and the approaching winter.
