EXCLUSIVE: ‘American Pie’ Star Seann William Scott Lists His ‘Magical’ Malibu Park Estate for $17.5 Million

“Role Models” actor Seann William Scott is preparing to part ways with his longtime Malibu estate after overseeing an extensive renovation of the property—which he has now listed for $17.5 million, more than four times the price he purchased it for 22 years ago.

The 49-year-old comedic actor, who is perhaps best known for his role as Steve Stifler in the hit "American Pie" franchise, snapped up the idyllic 1.45-acre Malibu Park estate for $3.95 million in 2004, five years after the first movie in that series was released.

In the years since, his career has continued to flourish, while his home has also undergone a dramatic evolution that saw Scott updating many of the living areas, as well as the kitchen, which is now outfitted with "bespoke cabinetry and a large center island."

Known as the Vanaya House, the property, which is listed with Sam Plouchart of Christie’s International Real Estate Southern California, is described as a "rare expression of quiet luxury—where architecture, landscape, and nature exist in perfect harmony."

Perched on a hilltop overlooking the ocean and the iconic Zuma Beach, the 4,000-square-foot main residence offers unobstructed views of the water, which are beautifully framed by floor-to-ceiling windows.

Those windows also help to blur the lines between the indoors and out—giving the property a natural feel that is further emphasized by the use of wood throughout the design.

“It’s really one of those magical properties,” Plouchart tells Realtor.com®. “The solid wood and glass is reminiscent of a home in the South of France, one you would find in the hills of St. Tropez or Juan-les-Pins with the ampleness and the mature greenery, the sunsets, the peace.”

With five bedrooms and five bathrooms, the property boasts ample space for large families—or for those seeking a private beach sanctuary where they can entertain friends and loved ones.

Each bedroom is carefully designed to maximize privacy, with each offering stunning views of the ocean. The primary suite is one of a kind, featuring a spa-inspired bath, a free-standing soaking tub, a glass-enclosed shower, and a custom floating vanity, all accompanied by a terrace overlooking the garden.

The home, which was built in 1980, was always meant to serve as a relaxing sanctuary, having been inspired by Balinese architecture. However, it now offers a laid-back California feel thanks to the work that Scott has carried out during his ownership of the dwelling.

Outside of the main residence, the grounds of the property are just as attention-grabbing, featuring a spread of entertaining spaces, including covered patios and open-air lounges, all of which offer staggering coastline views.

There is also a sizable swimming pool overlooking a fenced, lighted tennis court, as well as a serene pond with a charming bridge pathway running over it.

"Designed as much for restoration as for entertaining, the grounds are a private sanctuary," the listing notes. "A resort-style pool, tranquil lily ponds, meandering pathways, shaded terraces, and a full-size tennis court create moments of both recreation and quiet reflection, where the sounds of nature replace the pace of everyday life."

While Scott has used the residence as a private dwelling for many years, Plouchart notes that it could easily serve as a multigenerational vacation retreat—or even as a home base for a tennis star seeking their own piece of paradise by the water.

“The buyer can be an L.A. family who wants to enjoy a very special weekend home, a European buyer who will be sensitive to the architecture and the nature, or a professional tennis player who wants to live in L.A.,” he explains.

While it is unclear exactly why Scott has decided to let go of the home, it is now the second California property of his currently on the market—joining a charming Venice, CA, retreat that he first listed for just under $5 million in February 2024.

In the years since, it has undergone multiple price cuts, most recently returning to the market on July 7, when it was listed for the lower price of $4.5 million.

The Venice compound, which was built in 2004 by Los Angeles-based architect Kevin Mulcahy and which Scott purchased in 2017 for $2.2 million, spans 4,600 square feet.  

The two buildings were inspired by light, the environment, and a minimalist palette. Located near the ocean, the first home is a 1,300-square-foot bungalow with two bedrooms and a streamlined gallery kitchen featuring Caesarstone counters and Miele appliances.

The build also has an attractive, built-in banquette in the living room, a front deck, and charming outdoor seating areas.

The trilevel main residence, a 3,300-square-foot building, is made entirely of steel, concrete, and glass. The ground floor features an open great room with a wood-paneled ceiling and a wall of bifold glass doors, which open to a landscaped conversation area.

On the second floor, a generous dining space and an open kitchen with marble surfaces, warm-wood cabinetry, and one of the building's original steel trusses await. The layout includes a sitting room and an office space that could also be used as an additional bedroom.

The third floor is home to three bedrooms, all connected by a glass-floored catwalk. The primary suite boasts a glass wall and a Zen-inspired bathroom with a wet room that includes a shower and a soaking tub.

The compound comes with a three-car garage, two ipe wood decks,  several outdoor seating areas, and drought-resistant landscaping that abounds with leafy hedges and mature trees.

Scott currently stars in the sitcom series “Shifting Gears,” which was recently renewed for a third season.
