EXCLUSIVE: Provincetown Condo Shatters Price Record—After Snagging a Buyer in Just 24 Hours

The Cape Cod enclave of Provincetown has once again proven itself to be in a real estate league all its own—one where petite living spaces come with enormous price tags and move at the speed of light.

However, the bar for the local market has just been raised by the sale of a $3.9 million property that is now the most expensive condo to ever change hands in the Massachusetts town, having found a buyer in just 24 hours.

The price paid for the three-bedroom, 2,796-square-foot unit at 168 Bradford St. eclipses the previous Provincetown condo record of $3.6 million, which was set in 2022, according to the unit's listing agent, Thomas Andrews of Gibson Sotheby’s International Realty.

It is also well above the town's current median list price of $1.5 million, according to Realtor.com® data, and median sale price of $1.2 million. The $1,395 price per square foot, meanwhile, is more than six times the national median of $226.

So what, exactly, prompted such a sky-high offer for the property?

On paper, the rare contemporary gem offers plenty for a buyer to enjoy. Tucked among the historical homes in the Cape Cod haven’s West End neighborhood, it is conveniently located just across the way from the Chelsea Earnest Memorial Playground—a park previously restored in a project funded by designer Marc Jacobs.

“Provincetown is such a magical place. You have your Martha’s Vineyard, you have your Nantucket, but there’s so much soul in the creative arts in Provincetown that just makes it super vibrant and super sought-after,” Andrews says.

Still, while that kind of locale might feel remarkable in other ZIP codes, it's par for the course in Provincetown, where the rich culture keeps the area buzzworthy.

Realtor.com senior economist Hannah Jones points to Provincetown's unique inventory issues as being the reason for such high demand in the area. She notes that the town has effectively reached its limit for new housing, creating a tense battle for anyone who wishes to secure a home there.

"Provincetown sits at the very tip of Cape Cod, which means there is essentially no more space to build," she explains. "The housing stock is therefore relatively fixed, and any new supply has to come off from redevelopment or small-scale infill, both of which tend to be expensive and difficult to pull off."

Andrews, who is in the first year of his real estate career following years of luxury hospitality experience, echoes the sentiment, calling the Provincetown market a "unique opportunity" for the right buyer.

“There is a real preference for turnkey and an opportunity for buyers that have the wealth to get something really, really nice," he shares.

The town's reputation as an idyllic vacation destination poses additional challenges, as well.

"It attracts wealthy buyers who use their properties only seasonally, along with short-term rental owners drawn by strong nightly rates," Jones continues.

"Together, these forces have pushed inventory down 44.4% in July 2026 compared to seven years earlier, while prices have climbed 87.7% over the same period."

Demand for a slice of Provincetown's booming property market has been further fueled by its prominent position in pop culture lure.

Not only does it play a key role in the new Anthony Bourdain biopic, "Tony," which stars Dominic Sessa and Leo Woodall, its longest-running show, "Showgirls," has pulled in performances from a host of A-listers, including Jennifer Coolidge, Aubrey Plaza, and Parker Posey.

“The walks of life and the creativity and the vibrancy of the Provincetown community that we have here is just unmatched,” Andrews adds.

To the condo’s credit, the record-breaking dwelling would be desirable anywhere. There’s no shortage of gorgeous natural light, thanks to the myriad windows. Meanwhile, the glass, stone, and wood fixtures within create a space that’s sleek, yet inviting.

“Throughout the residence, fine textured surfaces and custom finishes bring warmth and refinement without ever feeling overly formal,” the listing points out.

“Being engaged in the community—on multiple levels—is super important,” the listing agent notes, encouraging Provincetown-hopefuls to get involved.

The condo is actually the former home of DePoalo, who resided in it until moving to another home in the four-unit association he developed. That particular unit at 170 Bradford St. is primed to beat the $3.9 million sale price, as it’s currently listed for $5.3 million, with a contract pending.

Andrews' advice for those who are looking to call a slice of P-town their own?

“The best time to plant a tree was 20 years ago, the second best time is now,” he says. “It’s good to put your feelers out—and even if it’s just a starter home—explore and get comfortable with real estate for the long-term. There are always ways to pivot down the road.”
