Housing Week Ahead: Home Prices, New Construction Insights, and ‘Affordability Refugees’

Get ready for another busy week in real estate data.

On Monday, the Realtor.com Economics team kicks things off with the End-of-Summer Housing Update from Senior Economist Jake Krimmel. Tuesday features the quarterly Cross Market Report by Senior Economist Jiayi Xu, showing how some home shoppers are "affordability refugees" seeking lower prices in other markets.

Midweek, watch for Wednesday's quarterly New Construction Report from Senior Economist Joel Berner, examining demand for new builds. Thursday features our regular Weekly Housing Data from Jiayi as well as my latest Lowkey Luxe report, spotlighting Slidell, LA.

Tuesday also brings two major economic indicators. First, I'll be sharing commentary on the June Case-Shiller Index, which provides fresh insights into existing home pricing trends. We anticipate nearly flat results with roughly a 1% year-over-year increase, meaning prices are still losing ground to inflation.

Expect tighter conditions in the Midwest and Northeast, contrasting with easing in Western and Southern metros.

Also on Tuesday, Joel breaks down the U.S. Census Bureau's monthly new-home sales data to reveal if early summer's monthly momentum continues. Builders are offsetting increased costs and competition by offering buyer incentives.

Finally, Senior Economist Hannah Jones will monitor Thursday’s Freddie Mac mortgage rate release. Expect upward pressure on rates due to recent bond market activity and geopolitical drivers, particularly the ongoing conflict in Iran.
