Inside a $7 Million Sedona Estate Built on Cowboy Art History—Complete with 1,000-Bottle Wine Cellar and Private Sport Court

Once the creative sanctuary of renowned Cowboy Artists of America co-founder Joe Beeler, a historic five-acre property in Sedona, AZ, has been been transformed into a sleek $6.95 million luxury compound.

Nestled near Boynton Canyon, the gated estate estate blends rich Western history with modern sophistication. It was comprehensively transformed in 2018, adding two brand-new structures and updating Beeler's original art studio into a high-end "playhouse". The property now offers 9,000 square feet of cohesive, custom-designed living space.

“There's nothing like it in Sedona," says listing agent Jeanette Sauer with Russ Lyon Sotheby's International Realty. "You've got three private custom structures, a horse arena, a professional-grade sport court, [all] in a gated five-acre estate."

Sauer adds that "literally was hand-selected and custom designed".

"I think every detail in this house was so well thought out, the textures, the color palette, the raw steel, the live edge wood, and the way the architecture just really captures the essence of Sedona and showcases the entire Boynton Canyon and Red Rock views," she says.

What was once Beeler's art studio is now the 2,069-square-foot playhouse with a large covered terrace. He passed away in Sedona in 2006.

"Back in the 1960s, Joe, the artist, created all his paintings and sculptures right there in that playhouse, with his horses outside," Sauer explains. "[The playhouse] was transformed a little bit into a little more sophisticated entertainment retreat, but [the sellers] really tried to honor Joe and keep the originality of his studio."

Even the smallest area in the playhouse highlights the property’s history.

"They even honored Joe Beeler with custom wallpaper in the powder room. It shows the Clydesdales originally from the Anheuser Busch family."

Beeler’s main home was torn down and replaced with the current 5,739-square-foot artsy main house, which has three ensuite bedrooms, a high-end kitchen and open-concept living spaces.

"When you walk in, huge, tall, soaring ceilings. Beams are exposed. You've got a dramatic fireplace," explains Sauer adding the stained glass in the entry and in other places is designed by renowned artist Bob Berg.

Berg is now the owner of Sedona’s Chanikva Studio, but was once the placekicker for the Buffalo Bills and Washington Redskins before becoming a full-time artist in 1979.

The home’s main level is impressive, but the lower-level entertaining area is Sauer’s favorite with its cinema and wine rooms.   

"It has a temperature controlled automated wine cellar with modern glass. It has multicolored lighting so can so you can create any mood lighting color you want, and it holds more than 1,000 bottles of your favorite vino," she says. "Right off that wine room, it connects to a beer room and a very nice cocktail lounge. That whole level was really created for some pretty extraordinary living, I would say."

There are also plenty of places for outdoor play.

"They also added a professional sport court, tennis, a practice court, racquetball, pickleball," Sauer says, adding there is no pool, but there is enough space as well as a septic system that could handle it.

Back indoors, the guest house is 1,305-square-feet and has just about everything in a similar style to the main house.

"It has two beautiful ensuite bedrooms with baths. It has a full kitchen, dining, and living area, and two outdoor patios. It has a really cool custom steel surround fireplace," she says. "It’s absolutely just stunning. It's separate enough to let guests have their privacy, but it also really is cohesive and connected to the entire estate."

About $1.2 million worth of furnishings convey with the sale and Sauer says this property stands out in the area, with nothing else available like it.

"[The perfect buyer] I think is it's someone who absolutely is intentional and wants natural living, enjoys the beauty of the of the dark skies that Sedona is so well known for, especially out in that particular area," she says, adding it is close to Enchantment Resort and Seven Canyons Golf Course.

"It could bring in the buyer that wants that feeling of elegance. They may be a golf lover, but they want nature, and they really live their lives truly intentionally."

The compound could be a full-time home, a secondary residence, or even a short-term rental. No matter how the buyers use it, Sauer says it is something special.

“I think that it could be a multi-generational family estate, one that you would want to pass on to your children for generations. I don't believe it's a house that will ever go out of style.”
