Josh Brolin Sells $4 Million Atlanta Estate After Slashing Price and Admitting He Didn’t ‘Particularly Like’ the Neighborhood

Actor Josh Brolin has sold his sprawling Sandy Springs, GA, estate for $4 million—a final sale price falling just under $1 million less than the original asking price of $4.999 million.

The seven-bedroom, 7.5-bathroom home initially hit the market on April 17—but the listing was removed just three days later, before reappearing with a $249,000 price slash on June 8, asking $4.75 million.

The mansion also spent some time on the rental market with a $35,000 a month price tag. It was first listed on March 5, 2024, then again on Feb. 11 2026.

The “Dune” star, 58, and wife Kathryn Boyd Brolin, 38, purchased the dwelling in 2020 for $3.25 million.

The 7,700-square-foot gem sits on a gated 1.48-acre lot just outside of Atlanta, in an area the actor appears to have mixed feelings toward.

In a May 2 TikTok shared by journalist DeWayne Hamby, Brolin is seen speaking at a panel at the Atlanta Film Festival. He explained that it was a “major plus” to be able to film the movie “Weapons” in the city, because he was able to be close to his two young children at home.

“It’s an easy town. And what I love about Atlanta especially is it’s so diverse,” said the star. “We have a house in Sandy Springs, which I don’t particularly like. I just don’t. I’m just being honest. But downtown, like Inman Park and all that, I love.”

Brolin explained exactly what he disliked about the neighborhood, noting: “I like a little grit. You know what I mean? There’s not a lot of grit in Sandy Springs.”

While the area may not have been his favorite, the Brolins certainly made the home their own, tapping celebrated interior design studio, Pierce and Ward, to decorate it with a traditional, baronial aesthetic.

Guests are welcomed by a gorgeous entrance with 10-foot ceilings, where striped wallpaper, crown molding, and large arched doorways immediately set the tone.

The formal dining room is to the right, while a moody sitting room with deep purple walls and coffered ceilings is to the left.

The front hallway leads to a family room, where intricate built-in shelving surrounds a grand fireplace—one of four in the home.

Thanks to the open-concept floorplan, the kitchen is just steps away. Classic lantern-style fixtures are suspended from the ceilings, which keep the space warm with exposed wood beams.

The kitchen has more than enough cabinet and counter space, and even boasts a breakfast nook and an additional seating area. There’s also an attached walk-in pantry, with a powder room, laundry facilities, an office area, a screened porch, and a sizable garage nearby.

The primary suite rounds off the ground floor. Cathedral ceilings and maximalist green wallpaper give the bedroom a stately feel, which is extended into the expansive en suite bathroom that features dual vanities and a soaking tub perched in front of an arched window.

The basement is filled with amenities, including a home theater and gym. There’s also a den, a bedroom with an en suite bathroom, and ample storage and utility space.

The second floor is home to three more bedrooms and two additional sitting areas, while the remaining bedrooms and a second kitchen are located in the home’s two-level guesthouse.
The backyard is a true oasis, with a lagoon-style pool and perfectly manicured landscaping.

The Brolins will likely be spending the majority of their time back on the West Coast, having snapped up a $7.1 million farmhouse in Santa Barbara, CA, in February 2024.

The “Avengers” star previously opened up about his hometown of Montecito, noting that the emotional weight of the change triggered some physical side effects.

“I got so stressed out about moving here because it represented something very specific to me that I ended up contracting a mild case of Bell’s palsy. From the stress,” he shared during an appearance on Sirius XM’s “Literally! With Rob Lowe” podcast.

According to Mayo Clinic, the condition causes temporary weakness or paralysis of facial muscles, and Brolin felt there was “nothing else to blame” for the symptoms. He experienced a similar onset years prior, when considering moving back to Montecito.

“The last time I got Bell’s palsy was 17 years ago when I was thinking about moving back up here. So the two times I’ve gotten Bell’s palsy are when I was thinking about moving up here,” he shared.
