Las Vegas Home Prices Pull Back From Record Highs

Las Vegas' housing market is cooling off a bit after hitting record highs earlier this summer.

The median price of single-family homes sold in Southern Nevada dipped to $480,000 in July, down 1% from a year earlier and down 2% from the all-time high this past May and June.

Similarly, the median price for local condos and townhomes settled at $290,000 in July, matching the level a year ago but notably below the record high of $315,000 in October 2024.

The slowdown comes a year after Realtor.com® identified a surge in housing inventory in the Las Vegas market, which can be a warning sign for falling prices.

Real estate broker George Kypreos, president of LVR, said in a statement that he believed high mortgage rates—which are currently near 6.7%—may be contributing to a slowdown. However, he insisted that the market is resilient.

"Despite the slight decline in prices during July, we're seeing a steady demand for homes here in Southern Nevada, and that continues to drive home sales and keep prices near record levels," Kypreos said.

Vegas sees a slight cool down

The pricing shift may signal that the ultrahot Vegas housing market is finally cooling off a bit. The community of around 700,000 was once considered an affordable Sun Belt option, but the market surged significantly during the COVID-19 pandemic.

Between December 2019 and December 2025, the median listing price in the Las Vegas metro rose from $319,700 to $465,500, a 45.6% increase.

So what's changed over the past year? Well, housing stock, for one. The LVR report found an overall increase in market inventory—to around 4 months of housing supply, up from 3.6 months last month and just 3 months a year ago—signaling that the market may be balancing out.

There are also more homes listed that have not yet received an offer. In July, LVR found 7,442 single-family homes listed for sale that had yet to receive an offer, a 4.1% increase over the previous year. There was also a 3.7% increase in the number of condos and townhomes listed without offers.

That's especially noteworthy given the large influx of interest Vegas has seen from out of state in recent years. In the first quarter of 2026, more than 57% of the views on Vegas listings were from out of state, and a third of them were from California alone.

Across the board, the number of single-family homes sold between June 2026 and July 2026 fell 11.1% to 2,046, but was still up 1.2% year over year. In the same period, 541 condo and townhome units were sold, up 3.8% from June 2026 but down 1.1% from July 2025.

For homebuyers, it could mean better deals. Research from the Nevada Real Estate Group found that about 43% of active listings in the Las Vegas area have reduced their prices at least once, with a median reduction of $18,900, or 3.7% of the listing price.

LVR's report found that the pace of sales has been slower than other recent years, and is on pace with 2007 sales levels. According to LVR's report, total sales value for the month reached nearly $1.3 billion for single-family homes and over $169 million for condos and townhomes, a sign that the market is holding relatively steady.

"I think what we saw in July was more of a normal cooling of the Las Vegas housing market than a major shift," says Robert Little, an associate at REMAX Advantage in Henderson, NV. "Mortgage rates are still putting pressure on affordability, and the uncertainty surrounding the Iran conflict has caused some buyers to hold off on making a big purchase like a home."

These numbers suggest that buyers may have slightly more leverage than they did in the past, and should pay attention to how long a home has been on the market and what prior price reductions it's seen, when making an offer.

"For buyers, more inventory and softer pricing can mean more choices and better negotiating opportunities," says Little. "For sellers, pricing the home correctly and being patient are more important than they have been in the last few years."

"Despite higher rates and slower sales, Las Vegas has remained very resilient," Little adds. "People continue to move here because of our favorable tax environment, relative affordability compared with many West Coast markets, job growth, entertainment, and overall lifestyle."
