Midwestern Charm Wins: Why a Sweet Wisconsin Enclave Is the Country’s New Top Housing Market

This fall, a charming little suburban enclave in Northeastern Wisconsin has topped the new Wall Street Journal/Realtor.com Fall 2026 Housing Market Ranking.

Appleton, WI, just a half-hour from Green Bay, bested the previous hottest market, South Bend, IN, for the top spot this fall, thanks to a robust local economy, low cost of living, increased housing inventory, and steady housing demand.

"Appleton’s top ranking reflects a broad set of strengths rather than one standout metric, including a strong local economy, relatively low housing and living costs, steady demand, improving inventory, and a high quality of life," says Hannah Jones, senior economist at Realtor.com®. "The broader list shows that buyers continue to gravitate toward markets where the fundamentals still add up."

Though the median listing price in Appleton rose 1.3% year over year to $404,950 in September, prices are still well below the national median listing price of $419,250. Meanwhile, active listings more than doubled from the previous year, and homes spent an average of just 40 days on the market—21 days less than the national average of 61.

Appleton also ranks high when it came to the job market and overall quality of life. The town has an unemployment rate of just 2.8%, well below comparable metros where the average unemployment rate is 4.2%. And the cost of living is around 8% below the national average.

The quarterly Housing Market Ranking is based on U.S. Census Bureau data. It evaluates the country's 200 largest metro areas, looking at real estate demand, housing inventory, median days on the market, median price trends, and property taxes, along with quality-of-life factors such as climate risks, the unemployment rate, wages, and regional price parities.

"The Appleton area is relatively affordable, considered safe, and is rich in culture," Ann Senn, an Appleton-area real estate agent with Keller Williams, tells Realtor.com. "The local economy is strong, and there are good educational and healthcare options. There are a lot of area events and festivals, parks and recreation, and a bustling downtown."

The city hosts an annual bluegrass festival, and it's also home to the Fox Cities Performing Arts Center, which hosts touring Broadway shows and the local orchestra.

"It's a midsize city with small-town friendliness," Senn says.

That’s attracted would-be homebuyers from across the region—even though costs are somewhat higher in Appleton than in some of its core feeder cities.

Despite a lower median home listing price of $383,375, 27.2% of Appleton's out-of-metro listing views came from Chicago, while buyers from Milwaukee, Oshkosh-Neenah, and Green Bay also expressed interest in the area.

The Midwest and Northeast dominate the top 20

Amid a national housing market squeezed by high interest rates and inflationary pressures, buyers are increasingly flocking to the Midwest and the Northeast, where affordability reigns supreme.

Nineteen of the top 20 markets are in these regions, with Lynchburg, VA, serving as the sole outlier.

Midsized cities dominated. The average population among the top 20 markets was 523,300. Twelve of the top 20 markets have populations between 250,000 and 500,000 people.

Only two metros with more than 1 million residents—Grand Rapids, MI, and Hartford, CT—made the top 20.

This quarter's ranking features four metros in Pennsylvania and Connecticut each, three in Michigan, and two in Indiana, while Ohio, Illinois, Massachusetts, Virginia, New Hampshire, Missouri, and Wisconsin had one each.

The top 20 markets offer convenient commutes to larger cities and employment centers while letting residents avoid the high cost of living many major cities bring. For example, fourth-ranked Manchester, NH, which was crowned the hottest city in summer 2025, is within commuting distance of Boston. And seventh-ranked Reading, PA, is an hour and 15 minutes from Philadelphia by bus.

Mortgage payments in these metros are also typically more affordable.

Median monthly mortgage payments were below the national median of $2,863—even at a 7.40% mortgage rate—in 15 of the top 20 markets.

“Higher mortgage rates have made the affordability challenge more acute, but they have also sharpened the search for markets where buyers can get more value for their money,” says Jones.

A typical mortgage payment in Appleton was 3.4% below the national norm in September. But in third-ranked Canton, OH, located around 60 miles south of Cleveland, mortgage payments were 35% below the national norm. Buyers in these markets still face rising costs from inflation and high interest rates, but they start from a lower base, which is a large part of why these metros continue to draw attention.

Fall 2026 housing market overview

Fourteen of the 20 hottest metros appeared on the Summer 2026 Housing Market Ranking top 20 list.

Waterbury, CT, jumped from 26th to 6th. Other new entrants included Grand Rapids, MI; Portland, ME; Bridgeport, CT; Kalamazoo, MI; and Hartford, CT.

These metros remain bright spots in a market that's been rocked by high interest rates and sluggish home sales.

Thirty-year fixed interest rates are now hovering around 7.40%, up from 6.27% a year ago. And that's raised the typical monthly principal-and-interest payment by roughly 12%.

That's stopped many would-be buyers in their tracks.

Earlier this month, the Realtor.com Market Clock® tool placed the national market at 4 o’clock, or late-balanced territory moving toward buyers overall. Regionally, the Midwest remained predominantly seller-friendly, while the South and West were more balanced. The Northeast was considered somewhat balanced but had no buyer's markets among the metros analyzed.
