Once Blamed for Housing Shortages, Airbnb Pledges $250 Million To Build Affordable Units

Airbnb is taking steps to assist with the affordable housing crisis by committing an initial $250 million to “last-dollar” construction financing.

The U.S. is short an estimated 4 million homes as of 2025. A number of factors contribute to this gap, including tariffs, labor shortages, and general economic uncertainty, that led homebuilders to slow construction.

In recent years, many people have pointed fingers at Airbnb and other short-term rental companies for tying up homes and apartments that could otherwise serve as full-time residences. Some cities have placed restrictions on short-term rental companies in response.

However, Airbnb CEO Brian Chesky told the Wall Street Journal that rented Airbnb units represent only a fraction of housing, and Airbnb bans have done nothing to reduce home prices. Still, he said he wanted to participate in solving the housing crisis.

“I’ve just lived in the crosshairs of the No. 1 political issue in most major cities in America. And I can’t stare at the problem for much longer without Airbnb trying to offer up some solutions,” he said. “I think it can benefit Airbnb, but I think this is primarily not about Airbnb.”

Airbnb, which reported $2.5 billion net income on $12.2 billion in revenue last year, will put an initial $250 million toward stalled housing projects with the launch its Airbnb Housing Accelerator initiative.

An estimated 750,000 housing units throughout the United States have received regulatory approval, but lack final financing to begin construction, according to Airbnb’s research.

Funds from the Housing Accelerator will go toward “last-dollar” financing, which will help projects that have a funding shortfall move forward instead of sitting unfinished.

The company will focus on affordable and mixed-income housing projects and expects returns well below market rates.

The Airbnb Housing Accelerator will kick off with an inaugural $6.4 million investment in Austin, TX. Roughly 200 affordable units in a mixed-use development in the city’s St. John neighborhood, which will eventually include more than 500 units of housing, retail, and a park, will be supported by the initiative.

The affordable housing units won’t be allowed to be listed as short-term rentals.

“This is Airbnb asking the question of how it can use its balance sheet and the resources available to it to contribute to improving housing affordability,” Daniel Hornung, former Biden administration official and current director of the Airbnb Housing Accelerator initiative, told the Journal. “The goal of this is not at all to create more Airbnb supply.”

Airbnb expects the initial $250 million investment to unlock $5 billion in capital over the next 10 years.

In addition to the financial investment, Airbnb will support community leaders and organizations seeking to pass pro-housing reforms around zoning, permitting, and building codes.

The rental company has partnered with organizations such as the Citizens Housing and Planning Association, the Florida Housing Coalition, AURA, and the Housing Action Coalition. Airbnb will support leaders in their respective cities who are advocating to reduce permitting timelines and limit upfront impact fees, in addition to other housing solutions.

“AURA is grateful to Airbnb for their partnership and commitment to strengthening communities here in Austin. For more than a decade, we have advanced reforms to address the root cause of Austin’s housing crisis: the simple fact that we have made it too difficult to build enough homes for everyone,” said Zach Faddis, the president of AURA, in a press release. “Airbnb has been a real partner in working with communities to address that issue head on, and we welcome their generous support for the work we do to advance pro-housing policies.”

To assist journalists, researchers, advocates, and policymakers in making informed decisions, Airbnb will also release an in-depth dataset called the Airbnb City Index.

The index will provide an annual ranking of cities based on their housing policies. Outcomes like housing additions per capita, affordability measures, and rules that enable housing production will be taken into consideration when making the ranking, according to Airbnb.

Airbnb also says it will provide five awards of $1 million each to innovators developing technology that will make home construction faster, easier, and cheaper.

The company is accepting proposals for investment from developers, nonprofits, and other organizations on its Housing Accelerator website.
