A reimagined five-bedroom townhouse in Brooklyn, NY, has sold for under asking in the high-profile Eckstrom luxury development in an off-market transaction.

The home at 487 Henry Street closed for $12.25 million. It was originally listed at $14.25 million.

Located in the tree-lined Cobble Hill neighborhood, the 19th-century structure was acquired by Eckstrom for $4.7 million in 2024 and underwent an extensive renovation in collaboration with General Assembly.

The home’s historic stoop and facade “remain intact,” while the interiors have been entirely modernized and now offer an energy-efficient design “incorporating passive design principles.”

Originally listed for $14,250,000 in April 2026, the home was reduced to $12,995,000 in October 2026.

"We started off a little high, took it off the market, and I ended up selling to someone who originally saw it about a year and a half ago when it was undergoing construction," Eckstrom co-founder Carlos Saavedra tells Realtor.com®.

"It was put at the right price and was at a number that made sense."

Saavedra, also with Park Property Advisors, along with Carl Gambino with the Gambino Group at Compass represented the listing on the seller side. Frank Giordano at Charney represented the buyer.

Saavedra is also marketing properties at 29 Willow Street and 39 Sidney Place.

The listing attracted headlines earlier this year after actor Chris Pine sued the developer for failing to return $100,000 in rental funds.

According to Pine’s complaint filed in Kings County Superior Court, he put down a total of $125,000 on a short-term rental, which included a $50,000 deposit, $50,000 toward the first month’s rent, and a $25,000 pet deposit. The pet deposit was refunded, but Pine sued to recoup the remaining funds, along with damages and attorney’s fees.

“The lawsuit is being settled amicably,” says Saavedra. “We are happy with how things turned out.”

Offering 6,271 square feet of space spanning five stories, the residence also has 2,024 square feet of outdoor living space.

Luxury finishes include flat-sawn white oak floors, custom millwork, limewashed walls, and a sculptural staircase with a mahogany railing. The gourmet chef’s kitchen with quartzite countertops and an eye-catching breakfast bar has bespoke cabinetry and direct access to a private garden.

Other amenities include multiple family rooms; a private wellness retreat with a fitness studio, sauna, and cold plunge; two outdoor kitchens; and a landscaped roof deck overlooking the city.

Brooklyn has recently become a hot spot for buyers opting for New York’s borough instead of Manhattan.

"One of the reasons why people want a townhouse is privacy," says Saavedra.

"People want the suburban lifestyle without having to leave the city. When you have a townhouse like this with all of the amenities and fully renovated, you get the best of both worlds. There is such a limited supply in Brooklyn, but the demand is there."
