Restored 1750s Waterfall Estate in Hudson Valley Is Listed for the First Time in 60 Years for $5.2 Million

A waterfall might not be a common feature in many backyards, but this historic mill-turned-residence has one running through it—and that's only part of what makes Bloomvale, likely one of the Hudson Valley's most extraordinary homes currently on the market, so compelling.

The remarkable stone estate at 4918 Route 82 in Salt Point, NY, has just come to market for $5.2 million after serving as one family's home for the past 60 years.

Represented by Lindsay Allen of Julia B. Fee Sotheby's International Realty, the National Register–listed property dates to the 1750s, when it was constructed as a grist mill on Wappinger Creek.

Over the centuries, it served as a cotton mill and cidery before being transformed into one of the Hudson Valley's most extraordinary private residences.

In its early days, the mill was owned by prominent landowner and politician Isaac Bloom, with some historical accounts even suggesting Continental Army soldiers stayed there during the Revolutionary War. By the mid-1800s, it had evolved into a thriving cotton factory that became the economic heart of the community now known as Bloomvale.

Today, the property offers over 3,000 square feet of living space with five bedrooms and four bathrooms, blending centuries-old stonework with thoughtful contemporary updates.

The home's defining feature remains the waterfall that courses through the lower level of the former mill, creating a constant soundtrack that reinforces the feeling of the "utopian escape" current owner Ariana Salvato recalls from her childhood there. 

Salvato's connection to the property runs especially deep. Her architect father purchased the abandoned mill in 1966 after discovering the boarded-up stone structure overtaken by nature, complete with waterfalls flowing through its center and the original turbine still intact.

Over the following decades, he restored it into a family home that his daughter would later describe as "an experience of living in a work of art," with the waterfall becoming the soundtrack of everyday life.
