$22 Million Historic Beacon Hill Townhome Sale Sets Boston Record

A Boston townhome in the tony neighborhood of Beacon Hill has sold—setting a record for a single-family home sale in the city, according to Boston.com. The $22 million property at 46 Chestnut St. was just listed on Jan. 23, according to Realtor.com® data.

The townhome dates to 1825 and has six bedrooms and 7.5 baths. Over the years, it was fully renovated and now features his-and-her baths, walk-in closets, and double-height ceilings.

The seller, Brad Cangiamila of Crest City Capital, worked with builder Fernando Dalfior, who had an integral role in transforming the 9,380-square-foot property from vision to reality.

"Originally built in the 19th century, this historic Beacon Hill brownstone stood out from the moment we first walked through it," Dalfior, founder and owner of Dalfior Development, tells Realtor.com. "What immediately drew us to the property was its unusually generous width—a rare characteristic in Beacon Hill—which created an opportunity to reimagine the home’s layout in a way seldom possible within traditional Boston townhouses."

It took more than two years to renovate the property, which now includes an elevator and an attached two-car garage with a double-height ceiling offering the flexibility for a vehicle lift.

It's "an extraordinary amenity in Beacon Hill," Dalfior says.

There are also three working fireplaces and three rooftop decks with breathtaking city views. The home is wired for sound, including an intercom system and security alarm.

"The structure rises five stories at the front and gracefully steps down toward the rear, creating a series of staggered outdoor living spaces," describes Dalfior. "This terraced design allowed for three oversized roof decks, a balcony, and a ground-level courtyard complete with fire pit—each level offering its own perspective of the city and expanding the home’s indoor-outdoor living experience. From the upper decks, sweeping views of the Boston skyline provide a rare sense of openness above one of the city’s most historic neighborhoods."

Boston.com reports that Crest City Capital bought the property for $8.9 million in September 2023. At the time, it had been converted into multifamily housing from its prior owners, who also got rid of most of the historical features inside.

Crest City Capital reversed all that and restored the front door, shutters, and windows. It also matched any outside brick to blend with its original color.

Dalfior explains to Realtor.com, "The heart of the home is its architectural centerpiece: a sculptural curved staircase extending continuously through six levels, from the sub-basement to the roof deck.

"Designed as the home’s central spine, the staircase features a seamless arched form with a continuous railing and precisely aligned geometry, creating a striking vertical experience as one moves through the residence. Framed by softly curved walls and executed with exceptional craftsmanship, the stair becomes both a functional element and a defining architectural feature of the home."

Dalfior says the fully renovated home respects its 19th-century origins, "while thoughtfully adapting to contemporary life, combining historic charm, architectural innovation, and a level of space and light rarely achieved in one of Boston’s most iconic neighborhoods."

And now, its new owners are ready to enjoy all of its amenities in the 21st century.
