Set on an acre lot across the street from the Huntington Library in San Marino, CA, a stately 7,381-square-foot home is now on the market.

Listed for $6,750,000, the resort-style estate is being handled by Bill Podley of Deasy Penner Podley. Offers were due last week.

“I suspect we’ll have seven or eight offers. It will likely go well over the list price,” says Podley. “It’s a big plus to live across the street from the Huntington.”

The mansion was built in 1929 based on a Wallace Neff design and features Italian Revival architecture. However, there are perks that make it feel like a posh hotel. They include a solar-heated pool (with a cabana dressing room and half-bath), a lighted north-south tennis court, a motor court, and a four-car garage.

Based in Southern California, Neff designed many mansions in the Mediterranean style, primarily in Pasadena, San Marino, and Beverly Hills. Last year a Neff-designed home in L.A.’s Los Feliz neighborhood was sold for $4.1 million.

“Wallace Neff designed this house and the house on either side back in ’29 and ’30,” says Podley. “The qualities of a Wallace Neff [house] are arches, high ceilings, lots of molding and detail, beautiful floors, and nice staircases. People think of him more for Mediterranean and Spanish design. The interest in the house has been amazing.”

This particular residence with the enviable location boasts six bedrooms and eight baths. On the first floor are a grand entry hall, powder room, formal living room with a fireplace, formal dining room, and paneled library with built-in bookcases. Also on that level are the kitchen, a two-bedroom suite, and a den (with a fireplace and wet bar).

On the second floor, you’ll find the remaining baths and bedrooms, including the primary suite with two dressing rooms and a full bath.

The current owners have been in the home since 1968 and are the third or fourth owners of the nearly century-old residence.

The sellers “did a lot of remodeling in the early ’70s. The baths are pretty much original, with pedestal sinks,” says Podley. “The kitchen was redone in the early ’70s, and it has yellow Formica [countertops], and it’s very midcentury-looking.”

The plumbing and electrical might need to be updated, too.

In another storybook twist, the home is owned by children’s book author Martha Towles, 101.

Who will move in next? Buyers are drawn to San Marino as it’s home to one of the state’s best school districts, says Podley.

“Most of the buyers will be offering all cash,” says Podley. “They may get a loan, but they don’t (necessarily) need a loan. That’s typical for the price point. I expect it to sell for a thousand a square foot, if not more.”
