“The privacy here is just amazing,” says listing agent Kristina Keaney, of Legacy Properties Sotheby’s International Realty. “There are only three lots on the island, with one of them being a conservation preserve of about 14 to 15 acres. I love how secluded it feels, but you can just look across the mooring field and see the mainland.”

“Inside, it is just so stunning,” Keaney says. “I am awed by each detail. For example, there is an arched hallway under the grand staircase that is just beautiful. It is really well done and has a coastal New England feel to it, but it is also homey and classic.”

The well-restored home does come with a couple of caveats: There’s no air conditioning, and heating is limited.

“It’s a seasonal property that we think is designed best to use from April to November,” Keaney notes. “It would be a great second home for someone looking to go south for the winter. There is no AC, but the attic hatch opens to a widow’s peak that lets in cool breezes.”

Seafaring folk, take note: You’re on your own when it comes to water transport. There is no ferry service available, so you’ll need a boat or water taxi to transport you to and from the mainland. The island is just 10 minutes from Falmouth and about 20 minutes from downtown Portland, Keaney notes.

“I see the next buyer as a multigenerational someone who wants a classic coastal home to share with their family and friends,” she says. “It feels like a majestic property, yet it is so comfortable and inviting.”
