An estate in Phoenix made famous by its owners displaying a gigantic “Merry Christmas” sign on its mountainside plot has come on the market for a staggering $30 million—a remarkable $29.7 million hike on what was last paid for the property.

The listing marks the first time the property, which has only one bedroom, has been on the market since 1976, when it was sold for $275,000.

“This property has been lovingly owned by the same family for decades and is now ready for its next chapter,” the listing states.

“Perched on the side of the iconic Camelback Mountain, this extraordinary estate is a rare gem, offering a more than 180-degree view of the valley below, Camelback Mountain to the rear and is known for its storied history as the infamous ‘Merry Christmas House,'” the listing states.

The home earned its festive nickname many years ago when the owners tried to spread holiday cheer to the local community, placing a wooden sign on the side of the mountain each year, which reads “Merry Christmas.”

The letters are illuminated with lights, allowing people in Phoenix and Scottsdale to enjoy a view of the sweet sentiment, which appears similar to the iconic Hollywood sign in Los Angeles.

The cheery sign is not permanently fixed; it comes on a platform, explains listing agent Rebecca Clayton-Hoyt.

“It’s a wood platform with lights for each letter that is installed every year. It has been used annually for decades and [as a result, the home has become] known colloquially as ‘the Merry Christmas house,'” she says.

The custom-built platform will convey with the sale of the property.

The sign has also been changed since it was first installed: It now wishes a Happy New Year along with Merry Christmas.

The 1970-era abode has only one bedroom.
