Iconic ‘Breakfast at Tiffany’s’ Townhome Listed for $12.5 Million After Being Completely ‘Gut-Renovated’ Finds Buyer

Move over "Sex and the City," there's another stoop that can boast movie stardom. An Upper East Side townhome is under contract after being listed for $12.5 million. What makes the property special? The exterior was used in the 1961 film "Breakfast at Tiffany's."

The turn-of-the-century property is located at East 71st Street between Lexington and Third avenues. The four-story townhome sits on the tree-lined street and was the apartment backdrop for Holly Golightly, Audrey Hepburn's character.

"This is a very pretty, quiet tree-lined street comprised mostly of townhouses. The block has a welcoming, residential feel as opposed to a block with only large residential or commercial buildings," Donna Olshan, president and real estate agent at Olshan Realty, tells Realtor.com®. "The grandest townhouses in NYC were primarily built on the Upper East Side in the early 1900s and they are highly desirable."

The home has 4,465 square feet of space and includes four bedrooms, four bathrooms, three powder rooms, an elevator, and a 30-foot landscaped garden.

The seller purchased it in July 2015 for $7.4 million and completely "gut-renovated" it, according to the Olshan Report. The townhome was first listed in May 2025 for $15 million.

The seller is represented by Corcoran and the listing describes it as a two-family home. It does have a garden/street level unit with its own private entrance, exposed brick, built-in bookshelves, den, and a bedroom.

The restoration and renovation was three years in the making. The basement has also been dug out—nearly 8 feet in height—and houses the home's mechanicals, a second laundry room, wine cellar, and added storage.

Luxury sales

The Tiffany's townhome is one of 29 contracts at $4 million and above that were signed for the week ending Dec. 7, according to the Olshan Luxury Market Report. That's 10 more than the prior week.

The most expensive contract was for a property at 730 Fifth Avenue. It had an asking price of $29.95 million, after initially being listed for $40 million.

"The No. 1 contract of the week is in the Aman Residences. Aman is one of the strongest brands in the luxury hotel market and they maintain a loyal global following," explains Olshan. "Not all branded hotels are as dedicated to the luxury experience as Aman."

The condo has three bedrooms and 3.5 baths within 3,746 square feet. Several rooms boast Central Park views and outdoor living space.

"What makes this unit so unique is it has a pool on a private terrace overlooking Fifth Avenue and Central Park. That's really living it up," Olshan adds.

Residents have their own private entrance on 56th Street, but they can use the hotel's amenities, which include two restaurants, a jazz club, and a 25,000-square-foot facility with a lounge, spa, and fitness center with a pool.

The condo's seller has an LLC in Budapest, Hungary, and purchased the unit for $34,857,938 in June 2022 from the sponsor/developer of Aman New York Residences—22-unit condominiums that sit above the 83-unit Aman Hotel, according to the report.

"The sale serves as an example of buying a strong brand (Aman) with a unique apartment and location that didn't turn into a profit," says Olshan. "We often see this in new development where the initial buyers are captivated by strong marketing only to find years later that the value of the property doesn't hold up. Of course value also depends on the vagaries of the market."

In total, the week's asking sales price volume was valued at $233,459,000.
