Built in 1997, the barn in Falmouth, ME, was originally used as a woodworking shop with a residence above it.

However, when the current owner purchased the property in June 2021 for $2.1 million, he saw so much more potential in the dwelling and set about converting the structure's upper accommodations into luxury living quarters, while the lower story became a custom space for the auto enthusiast to tinker with his collection.

Additionally, the barndominium has been given a truly "masculine" feel, which the listing agent noted was always the owner's priority.

"The property is extremely masculine, which was intentional," Libby said.

While the seller is relocating to be closer to family, he was thrilled to be able to finish his "passion project" about a year ago and live in the completed home full time for at least 12 months.

"It was a 2.5-year process of upgrading absolutely everything from the ground up, including a new well," she said. "My client had always wanted to find a property with a barn and lots of acreage, so he could use the land to house a car collection and work on them at the same time.

Although there are no windows in the garage, the shop is brightly lit and could be modified into virtually anything, Libby said.

"You could take the garage doors and replace them with glass doors and turn it into a five-bedroom home," she noted. "You could even have an insane music studio here—a real life garage band!"

A three-bedroom "exquisitely designed" residence located on the third floor was custom created as a "condo-style retreat."

"There is also a 10-person hot tub off the back deck that conveys and a large concrete pad that has been poured next to the house for industrial-size vehicles."

Libby says although the property has buildable space for an additional dwelling, the buyer will have to go through the planning board for necessary approvals. While the expansive lot doesn't come with a helipad, there is plenty of acreage to land a helicopter on the wide open space like the seller's friends have done in the past.

"You can be in Portland in 10 minutes, on Sebago Lake with a boat dropped in the water within 30 minutes, and in Boston in less than two hours," she said. "Portland International Airport is only 20 minutes away from the property as well. It's definitely a property custom built for someone who has all of the toys."
