Two Frank Lloyd Wright–designed homes in Galesburg, MI, are seeking a new steward. This is a rare opportunity to buy both homes for $4.5 million.

Victoria Krause Schutte of @properties Christie’s International Real Estate and Fred Taber of Jaqua Realtors are the listing agents for the Usonian-style homes.

The homes were designed for a group of pharmaceutical researchers in The Acres, a 70-acre wooded community. Like Wright’s other Usonians, they feature a flat roof with overhangs, a carport, a hearth, and radiant heating beneath concrete floors.

Although 21 homes were planned, only five were built, with four designed by Wright. The community is on the National Register of Historic Places.

Homeowners Marika Broere and Tony Hillebrandt restored both properties.

“They understood what it was going to take to bring these homes back. You’re truly the custodian of a piece of artwork,” says Krause Schutte.

Broere and Hillebrandt are the fourth owners of the Eppstein House and the fifth owners of the Pratt House.

Pratt House

The sellers purchased the Eric and Pat Pratt House, which was built in 1951, in 2021. Their renovation included a new roof, updated electricity and plumbing, and reupholstery of the banquette seating.

The 2,200-square-foot house has two bedrooms and baths, a library/music room, and outdoor terraces.

It features a mahogany interior, 10-foot ceilings, and floor-to-ceiling windows. The pottery studio includes renovated space that could be used as a workshop or office.

Eppstein House

The sellers picked up the Samuel and Dorothy Eppstein House, which was built in 1953, in 2016 and renovated it the following year.

The 2,250-square-foot house has three bedrooms and two baths. This home also features a mahogany interior.

There are three terraces and two living rooms (both with fireplaces). A 10-foot-tall, floor-to-ceiling glass wall opens to one of those terraces.

Seeking Frank Lloyd Wright fan

Who will buy these beauties next?

“It’s going to be a (Frank Lloyd Wright) enthusiast or someone who wants an amazing retreat,” Krause Schutte says.

The two agents are taking a global marketing approach.

“I would be shocked if anyone within two hours from here purchases the homes,” Taber says. “It’s going to be from another country—Canada, Japan, or Dubai—or another state, likely Washington, California, Texas, Florida, or New York.”

The Eppstein House most recently operated as a short-term rental.

“They made up to $157,000 a year,” Taber says. “There’s a potential to make $290,000-plus per year for Airbnbs in these homes. You can use them for weddings and individual stays.”

Photo shoots for companies and brands have also taken place at the Eppstein House.

‘This has never happened’

“This is a very, very rare acquisition,” Taber says of the adjacent Wright homes. “This has never happened. If someone were interested in creating a family compound or a really special spot, that’s the beauty of it.”

Galesburg is an hour’s drive south of Grand Rapids, which is home to Wright’s Meyer May House, and also an hour’s drive to the Lake Michigan resort town of South Haven.
