A $6.52 Million Beverlywood Home on a Lavish Golf Course Just Set the Record for the Priciest Teardown Sale

A Los Angeles property in Beverlywood has been sold in an off-market transaction, and at $6.52 million, it has set the record for the most expensive home to be purchased with plans to be torn down in the upscale neighborhood.

The dwelling is certainly in a coveted location, perched directly on the Hillcrest Country Club—a private club with an 18-hole golf course that has attracted celebrity members for more than a century.

According to Town and Country Magazine, the club’s initiation fee is a reported $185,000. Comedian Adam Sandler, singer-songwriter Neil Diamond, and Paramount co-founder Adolph Zukor are among the Hillcrest’s most notable members.

The home currently standing at 1807 Roxbury Drive is a three-bedroom, 3.5-bathroom abode spanning 2,874 square feet. It was built in 1953.

According to Micah Hiller of Prime Rock Realty, who represented the buyer of 1807 Roxbury Drive, the new residents are looking to build a new house with a luxury construction company called Drexel Luxury Homes. They’d like a home with a much larger footprint.

The lot itself is 8,660 square feet, and Hiller estimates the buyers will be able to build a home that’s “at least” 4,500 square feet without a basement. Should they decide to add a lower ground floor, they’d likely be able to add an additional 2,000 or 3,000 square feet.

“This is the highest land-value sale in Beverlywood’s history and the neighborhood’s second-highest residential sale overall,” Hiller tells Realtor.com®. “The only higher seller was a recently built, three-story home on Duxbury Circle that sold for $8 million.”

Hiller explains that Beverlywood has become a highly sought-after enclave, which, “despite the current market, continues to show incredible strength.”

“From what I’m seeing, demand for the neighborhood has only grown, and in some ways, it has become even more desirable than Beverly Hills,” he continues. “Buyers appreciate the community, location, and opportunity to create a home here.”

Beverlywood has seen some year-over-year softness in the housing market with the median listing price, price per square foot, and median days on the market all showing decreases from this time last year, according to Realtor.com data.

Still, each of these metrics is outperforming nationwide stats. In Beverlywood, the average listing is just under $2.4 million, while that number is just under $420,000 for the country as a whole.

Homes here also spend less than half the time on the market than they do nationwide, with Beverlywood listings being snapped up in an average of 29 days. The U.S. median is 61.

For the Los Angeles neighborhood, this number is down 21.62% year over year, signaling faster turnover and a more competitive environment for sellers.

As of October 2026, Beverlywood had an impressive sale-to-list price ratio of 99%, indicating a strong seller’s market for this desirable spot. There are also fewer opportunities for a buyer to find exactly what they’re looking for, as there are only a dozen active listings for sale.

Beverlywood is not the only corner of the country with a competitive market setting records.

In Provincetown, MA—where the price per square foot is six times the national median—the record for most-expensive condo sold was broken twice in a two-week period.

Thomas Andrews of Gibson Sotheby’s International Realty, who was the listing agent on both pricey transactions, said the vibrant community is the reason the local market is so coveted—which is quite similar to what Hiller says of Beverlywood.

“Provincetown is such a magical place. You have your Martha’s Vineyard, you have your Nantucket, but there’s so much soul in the creative arts in Provincetown that just makes it super vibrant and super sought-after,” he said.

Realtor.com senior economist Hannah Jones explains that the town has effectively reached its limit for new housing, which creates a tense battle for anyone who wants to find a home there.

"Provincetown sits at the very tip of Cape Cod, which means there is essentially no more space to build," she explains. "The housing stock is therefore relatively fixed, and any new supply has to come off from redevelopment or small-scale infill, both of which tend to be expensive and difficult to pull off."
