It's nigh on impossible to actually live the kind of fairy-tale life depicted in Disney's iconic movies—yet one stunning mansion inside Walt Disney World's infamously exclusive Golden Oak community will give one cartoon lover the chance to take one step closer to true magic.

Golden Oak is a luxury residential community situated within the Walt Disney World park in Lake Buena Vista, FL, where homes are often designed with numerous nods to the company's iconic movies.

Even against that backdrop, however, the dwelling at 10012 Hyperion Lane stands out as a beacon of Disney fandom.

Listed for $10.45 million with Chris Christensen and Julie Christensen of The Christensen Group/One Luxury International, the home was originally built in 2019 and boasts five bedrooms and seven bathrooms. It features decor themed after beloved Disney hits, including "The Little Mermaid" and "Snow White."

It is exactly the kind of home that future residents look for when they start house hunting in Golden Oak, with Chris noting that the neighborhood tends to draw a very specific buyer.

“They’re all Disney lovers. That community has the highest price per square foot out of any community in Central Florida,” he says. “You’re paying a premium to live there. You have to love Disney to pay extra.

"Maybe when they were a kid, they went to Disney and now are successful business owners who have the ability for these to become full-time residences or buy it as a second home and hang onto it for their family to use and revisit their memories of Disney."

Indeed, this home features seemingly endless nods to Disney. Some are immediately recognizable, while others are more subtle, like in the kitchen.

“There’s a hidden Mickey in the mosaic right behind the cooktop,” says Chris. “At first glance, you just see gray tile, but when you really look at it, it’s Mickey in that mosaic.”

In one of the baths is wallpaper depicting “The Little Mermaid” scenes, and another features Mickey Mouse wallpaper, both much more noticeable Disney accents.

The home also features a replica of Walt Disney’s office, which functions as a home office. Chris reveals that the space was "based on photos" of the real-life office.

And, finally, there’s no denying the Disney influence in the "Seven Dwarfs"-themed guest casita, which has two entrances.

“The casita can be accessed two ways—either out of the main house and out on the patio, or in the house, there’s a hidden bookshelf with a secret doorway,” says Chris.

Many of the rooms open onto a courtyard, where an outdoor pool awaits.

The property has had just two owners, and the only reason it’s up for sale is that the sellers upgraded to a different home in the Golden Oak community. Once people move into the popular neighborhood, they don’t want to leave.

During their ownership, the sellers expanded the space from 5,525 to 6,276 square feet. They added a bedroom and more indoor-outdoor space. What makes this home unique is that it’s all on one level, while most others in Golden Oak are multistory.

“As far as I know, it’s the only size of home in that community on one level,” says Chris.

Because the lot is just under a half-acre, there was room to build out, instead of up, when the home was first constructed.

Homeowners in Golden Oak—there are just under 300 properties—have access to concierge services.

“If you’re in the community, you’re required to be a member of the private club (Summerhouse) and have access to a concierge who can help you with anything Disney-related, whether it’s restaurant reservations or tickets to the park or a Disney cruise,” says Chris. “They can even pick you up at your house and take you to the park and bring you back home.”

Summerhouse includes a restaurant, fitness center, and pool. Members can also access Four Seasons Resort Orlando’s spa and restaurants.

Another perk? Car-free living.

“A lot of people in the community have electric golf courts,” says Chris. Even so, the home has a three-car garage.

Due to the community’s exclusive nature, homes cannot be rented out as short-term rentals as they lack proper zoning.

“We’re definitely targeting a high net worth buyer who has appreciation and a love for Disney,” says Chris.
