The Old Farmer’s Almanac has shared its Fall 2025 forecast, and Maryland is in for a cooler, drier season.

While the western half of the country braces for heat, the Mid-Atlantic will see temperatures dip sooner, with less rainfall than usual. It's poised to be idyllic season, a great time to get seasonal projects done and enjoy the outdoors longer given there will be less rain.

Meanwhile, Forest Hill is also enjoying a spotlight moment: the community ranked among the 50 Hottest ZIP Codes of 2025 according to Realtor.com®, reflecting strong buyer interest in Maryland's Harford County.

Maryland’s Forecast: A Brisk, Dry Season Ahead

The Almanac’s state breakdown lists Maryland as “cool and dry” this fall.

Then again, in the broader Atlantic Corridor region, conditions will be split: cooler in the north and warmer in the south. September is expected to average around 70.5°F, with 3 inches of rain—one inch less than normal. October will cool down to an average of 55°F, about 2° below usual, with 4 inches of rainfall near normal levels. Expect warm spells early in the season, followed by scattered showers and a chilly finish.

This mirrors the broader Northeast trend of cooler weather and lighter rainfall, contrasting sharply with the Southeast and Deep South, which will stay warmer into the season.

Forest Hill joins America’s hottest ZIP codes

Forest Hill’s housing market is heating up alongside its autumn spotlight. ZIP code 21050 ranked No. 35 on the Realtor.com Hottest ZIP Codes of 2025 list. Homes here sold for a median of $472,000, moved in just 23 days, and attracted 2.1× more views per property compared with the national average.

Nearby, Lancaster, PA (ZIP 17601) also made the list, ranking No. 25 with a median listing price of $512,000 and homes staying on the market for 31 days. Camp Hill, near Harrisburg (ZIP 17011), ranked No. 46, with homes listed at $392,000 and averaging 36 days to sell.

Together, these results highlight a strong housing corridor running through central Pennsylvania into Maryland. Buyers are showing intense interest in suburban areas that balance affordability with proximity to larger job markets like Baltimore and Philadelphia.

A September prep checklist for Forest Hill homeowners

With cooler temperatures arriving early, now is the time for Forest Hill homeowners to prepare their properties for winter. Realtor.com’s September maintenance checklist highlights a few smart to-dos.

Chris Granger, vice president of Sears Home Services, recommends a thorough siding inspection: “September is a great time to use a pressure washer to clean it up—and inspect for more serious problems before winter comes”.

Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric, stresses walkway safety: “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident”.

Other key chores include resealing windows to prevent heat loss, cleaning chimneys to reduce fire risks, and swapping air filters for better furnace efficiency.
