Tallest Building on Fifth Avenue Has Only One Unit Left for Sale

Only one unit remains in a brand new luxury tower overlooking New York City's beloved Bryant Park.

The 88-floor, 100-unit 520 Fifth Avenue is down to its final available condo, 44A, after a string of sales, says its listing agent Christopher Sadoux with the sales team at Corcoran Sunshine.

Last year, the team took home the prize for the highest number of units sold across the realty firm's new development portfolio, due to the Midtown East skyscraper.

Developed by longtime NYC real estate investment, development, and management firm Rabina, the 1,002-foot mixed-use tower—the highest along Fifth Avenue—was sizzling with sales from its debut, says the broker.

"It was the perfect storm, but a positive storm," Sadoux says of the near sellout. "Location was fantastic, pricing was good, design was great, and we had a fantastic sales office that really created an experience."

The agent says there is no particular reason that 44A is the last condo on the market. "One of them has to be the last," he says with a laugh.

Prices start at $1.7 million for a one-bedroom and capped out at $11.5 million for the penthouse on the 80th floor. With median Manhattan list prices running $1.4 million for June 2026, these prices aren't outside of the norm for a luxury tower packed with high-end amenities.

Designed by Kohn Pedersen Fox with interiors by Vicky Charles, the building's sleek silhouette was intended to be a natural fit next to its close neighbor, the Chrysler Building. The interiors have the timeless feel and character of a prewar, with double-height ceilings and giant arched windows.

The tower looms over small but mighty Bryant Park (which for many years hosted the twice-yearly Fashion Week), with sweeping views of Midtown East, including St. Patrick's Cathedral, the Empire State Building, and Rockefeller Center.

The first 44 floors house private offices, select retail, and a private members' club, Moss. The club is five floors of leisure, fitness, and entertainment, including a 20,000 square feet of wellness amenities including an indoor pool, sauna, cold plunge, hammam, golf swing suite, and even a full-size pickleball court. There's also 10,000 square feet of dining and social space, boasting a jazz piano lounge.

The club has monthly dues of $280 to $745 on top of initiation fees of $1,500 to $3,950. Residents of 520 Fifth Avenue will receive up to two gratis memberships at Moss.

"The residents are enjoying the club," the broker says. "It gets them a very social aspect—they can network. Sometimes, you walk into an amenity situation, and it's a desert. There's no one there. This is very lively."

While the club is a perk, Sadoux says buyers were more interested in the fact that almost all units were corner apartments, with scads of natural light and 360-degree views of Midtown East.

"Some units had triple exposures," he says. "That is very, very rare."

The apartments run from one-bedrooms at approximately 700-square feet to a full-floor penthouse with river-to-river views. The 80th floor penthouse, a three-bedroom unit with 2,619 square feet of interior space, sold for $11.5 million in May (though it had been in contract since January 2024).

Also on the top floor is a residents' only Penthouse 88 Amenity Suite, boasting a private lounge and dining room, library, game room, and a glass-walled solarium to better enjoy the 360-degree skyline views.

"It's like an extension of your home but with these tremendous helicopter views," says the agent. "Some of the best views in the city—park, river, and iconic buildings all around."

He reveals that the typical buyer ran the spectrum from parents purchasing for children—some in the city for school—to primary home buyers to international buyers. Several early clients were empty nesters relocating from suburbia (Connecticut, Long Island) or from Brooklyn, who wanted to be back in the thick of it.

"They've had their big houses," Sadoux says. "Now they want the offerings of New York City. You have the theater, the restaurants, shopping, all these great things. The best of the best. And you don't have to maintain anything."

While headlines have focused on the downsides of Mayor Zohran Mamdani's pied-a-terre tax, sales figures show that the wealthy aren't fleeing the city. In fact, they are buying, with luxe condo developments even in the "gritty" East Village selling out.

Sadoux says many of the tower's buyers migrated from states like California and even Georgia, all seeking that special Big Apple experience.

Adds the agent, "At the end of the day, everyone does want to be here."
