Texas A&M Fans Splash Out $1M+ To Buy Tailgating Suites in Private Complex

Texas A&M football fanatics can now buy their own luxury suites designed specifically for game day, priced as high as $1.23 million and offering a personalized tailgating experience.

Gameday Suites Aggieland, a development of 50 private suites under construction, currently has two offerings: two-level Legacy Club and Champions Club Suites with private backyards, with prices starting at $615,000. Every unit is 1,876 square feet; however, doubles can be bought with no wall.

Located 3 miles from where the university's Aggies football team plays at Kyle Field, the suites are delivered as "white warm shells" meaning they are prepped with utilities, HVAC, water and sewage lines, fiber networks, and sheet rock.

But the rest is up to the buyer. The developer, Gameday Development, has partnered with five firms who can finish out the interiors to the owner's specifications.

Buyers can build out kitchens and bathrooms, as well as living areas and spaces for audio and visual equipment that can be as sophisticated as the owner desires for game-day watch parties.

The Champions Club Suites suites back up to The Quad, a common area designed like a football field that is one-third the size of a real one and "a great place for kids and dogs to run around," says the developer, Steve Quisenberry.

Quisenberry, also the CEO of Bootstrap Energy Partners in Dallas, expanded into the commercial real estate space when he saw a void in the market: there were no dedicated, upscale gathering places for Aggies fans to partake of the game experience in comfort and style.

In 2023, Houston-based Quisenberry and his Aggie alum wife were searching for a nice space to host about 30 guests for a home game, but were coming up empty.

"We couldn't find a venue or an opportunity that didn't involve me having to lug out all the traditional tailgate stuff," the developer tells Realtor.com®.

"Tailgating" refers to football enthusiasts gathering—often in the parking lot of the stadium—before and after games to socialize, eat, and generally have fun.

Football is an extremely popular pastime in College Station, where TAMU is located. "Every home game is a multihundred-thousand person event," says Quisenberry.

While there are local companies that cater to these numerous Aggies, they tend to offer a "white tent, folding table, and chairs, and that is about it," says the developer.

Quisenberry thought he couldn't be the only football fan wanting a more dedicated—and lavish—hosting spot for game-oriented good times, so he decided to open one himself.

Additionally, he felt there was a market for not only for luxe game suites, but ones that came with hospitality and concierge services, too.

Whether it's food and beverage delivery, on-site private chef catering, event support, or transportation coordination to and from the stadium, Gameday Suites is about more than a big TV and a comfy couch.

"The message is, we're taking care of it all," he says. "You just show up with your clients and guests and tell us what you need in advance and we'll make it happen."

The suites are not just suites—they are essentially condos for game watching and come with full ownership rights.

As with a residential condo, game suites have an HOA fee that includes the usual maintenance, insurance, and property taxes, while the extras—such as catering, cleaning, or errands—are priced a la carte.

Owners will have access to a mobile app, where they can order food or other services—or even coordinate renting out their suite.

The suites are zoned nonresidential, so bedrooms aren't allowed, though the developer says it wouldn't be an issue if someone wanted to grab a cat nap on a couch.

Enthusiastic buyer base

Quisenberry—who played football at Tulane University and coached the game for high school students—says that demand for the luxe suites has been "better than we expected." Two-thirds of the phase one 30 units are already reserved, in addition to there being "several hundred inquiries."

So far, 75% of reservations have been corporations and businesses typically based in the Texas Triangle of Dallas, Houston, and San Antonio.

"Instead of spending a small fortune on tailgating activities, this gives them a permanent space," he says. "Instead of a marketing expense, they now have a real estate asset that appreciates."

The non-corporate buyers are high net worth individuals enmeshed in Aggieland (the nickname for the main campus of Texas A&M) who are often alumni, some with children who are carrying on the Aggie tradition.

These older Aggies are usually in town a handful of times over the year for home games or other business, and don't necessarily want to buy a second house just to host game gatherings.

"Alumni spend a lot of time back in town around the university," he says. "These are very excited fan bases."

The developer expects that all suites will be sold out before the building's 2027 fall completion, in time for football season.

"There's a growing base of potential owners because the university keeps graduating people," he says.

While owners can rent out the suites whenever they aren't using them, the developer expects that many buyers will be in and out all year round, as the community also has a dedicated baseball fan base with a December-May season.

"Whether it's men's football or women's volleyball, there are people who gather who watch those away games and go to the home games," he says. "The space will be used around the sports calendar."

The suites do have a little competition—student housing complex The Aria, for example, offers small furnished apartments for lease during game season—but at this level of luxury and ownership, Gameday Suites appears to have the market to itself.

The developer has been so pleased with the response to his brainchild that he's already scoping out other universities, hoping to open multiple additional game suite sites per year.

Not every university would qualify as a promising market—it has to be a school with a highly devoted sports culture, and those tend to be concentrated in the Southeast and Midwest.

"It's the kind of culture where 100,000 people show up for a football game," he says.
