“The home is simple yet sophisticated,” Powell notes.

Energy conservation is at the forefront of the home’s design. The all-electric dwelling features quadruple-pane windows; 74 roof-mounted solar panels; radiant-floor heating throughout; and an efficient, direct-exchange geothermal heating and cooling system.

Plus, smart-home automations include Wi-Fi-connected thermostats and Nest security cameras. A buried 5,000-gallon tank collects rainwater from the rooftop and is used to fill the toilets and water the shrubs around the property.

Additionally, every effort was also made to create a warm and inviting living space. There is an open-concept, gourmet kitchen; a Scandinavian-style sauna; two-car garage; and an exercise room in the basement.

This rural treasure isn’t as far from civilization as it might feel. It’s about two hours from Midtown Manhattan, 20 minutes from the 24,000-acre Minnewaska State Park Preserve, and just 30 minutes to the town of New Paltz.

And while the 8.5-acre parcel may sound overwhelming, Powell explains you won’t need to hire an army of landscapers.

“There is no green lawn per se at this house,” he says of the grounds, which feature many drought-tolerant plants. “There are too many granite boulders strewn around. The native grasses and sedges are maintained with a string trimmer about once a month during the growing season.”

The home is ideal for anyone who enjoys privacy and nature, needs relatively easy access to the city, or who just wants to live “near the many charming towns and hamlets found in the Hudson Valley,” Powell says.
